Position Overview:
We are seeking a dynamic and results-driven Campground Operations Coach (Asset Manager) to oversee the operations, financial performance, and strategic growth of a portfolio of RV parks and campgrounds. This role combines the operational responsibilities of a campground manager with the financial oversight of an asset manager. The ideal candidate will provide leadership and coaching to on-site General Managers, ensure exceptional guest experiences, and maximize financial performance by managing budgets, forecasting, capital improvements, and performance targets. This is a highly visible role that offers significant responsibility and the opportunity to drive both operational success and profitability.
Key Responsibilities:
1. Portfolio & Financial Management:

Oversee the financial performance of a portfolio of RV parks and campgrounds, ensuring profitability, cost control, and revenue maximization.

Manage annual and quarterly budgets for each campground, including expense tracking, revenue forecasting, and budget performance analysis.

Analyze financial reports (P&L statements, balance sheets, cash flow), and develop strategies to optimize income and reduce operational costs.

Ensure that key performance indicators (KPIs) like occupancy rates, revenue per site, ancillary sales, and operating expenses align with financial targets.

Develop and implement pricing strategies to maximize camper-nights, store sales, and other revenue streams.

Oversee the capital expenditure plans and the timely execution of improvement projects to increase the value of the properties.
2. Operational Excellence & Team Leadership:

Coach and support General Managers to enhance campground operations, guest services, and team performance.

Ensure that all campgrounds provide a safe, clean, and family-friendly environment, maintaining the company’s high standards.

Resolve operational challenges and roadblocks, ensuring campground team members can focus on delivering exceptional guest experiences.

Monitor and report on campground operational performance, implementing process improvements and best practices to drive efficiency.

Ensure the effective management of on-site team members, including training and development, performance evaluations, and leadership development for potential promotions.

Up to 30% travel to company-managed campgrounds required.
3. Guest Experience:

Ensure that each campground delivers an exceptional experience for guests, from reservation to departure, by maintaining high standards of cleanliness, customer service, and amenities.

Regularly evaluate guest feedback and camper reviews to identify areas for improvement and ensure guest satisfaction.

Drive marketing initiatives designed to increase occupancy and attract new guests, including partnerships, seasonal promotions, and event planning.
4. Capital Improvements & Infrastructure Management:

Oversee and prioritize capital improvement projects, ensuring that they are completed on time, within budget, and align with long-term asset strategies.

Work closely with the Director of Asset Management to identify property maintenance and infrastructure needs and recommend updates or repairs.

Monitor the effectiveness of maintenance programs, ensuring all facilities are operating efficiently and safely.
5. Performance Monitoring & Reporting:

Review daily, weekly, and monthly performance reports, including occupancy rates, revenue, expenses, and guest feedback, and provide actionable insights.

Track and report on financial KPIs, adjusting strategies as needed to meet or exceed targets.

Conduct regular performance reviews with General Managers, offering feedback and coaching to improve both operational performance and guest satisfaction.
6. Risk Management & Compliance:

Ensure all properties are compliant with health, safety, and environmental regulations, as well as company policies.

Implement and maintain emergency preparedness plans for each campground, including fire and safety procedures.

Address and resolve risk management issues as they arise, working to mitigate operational and financial risks.
7. Business Development & Growth:

Participate in the acquisition process for new campgrounds, assisting in due diligence and operational assessments.

Develop strategies for business growth, including regional marketing efforts, community engagement, and service expansion.

Represent the company at industry trade shows, recruitment events, and other relevant business development opportunities.
Qualifications:

Education:
-
Bachelor’s degree in Business Administration, Hospitality Management, Real Estate, Finance, or a related field. A Master’s degree or relevant certifications (e.g., CPM, CCIM) is a plus.

Experience:

5+ years of experience in campground operations, hospitality management, or asset management.

Proven track record of managing a multi-location portfolio or overseeing large teams, with a strong understanding of financial management and budgeting.

Experience in property management, financial reporting, forecasting, and capital improvement projects.

Skills:

Strong financial acumen, with expertise in budgeting, financial analysis, and performance monitoring.

Proven ability to coach and develop team members, driving performance and operational excellence.

Experience managing guest relations and ensuring high levels of guest satisfaction.

Familiarity with campground management systems (e.g., CampSpot, K2) and property management software is a plus.
