The Chief Engineer is to oversee full maintenance responsibilities for the Chicago south portfolio of 12 on and off-campus medical office buildings.  Responsibilities to include, but not limited to, all general repairs and preventative maintenance of building systems, knowledge of various HVAC systems, utility savings efforts, lighting and fire/life safety systems, to ensure optimal client/tenant satisfaction.   Position to manage and maintain policies and procedures, standards and reporting related to all maintenance functions, including, budgeting, contracts and recommendations for capital expenditures.

RESPONSIBILITIES:

  • Coordinates with Supervisor to design, implement, and manage a computerized scheduled maintenance program

  • Manages the schedule of routine repairs, special projects and scheduled maintenance on building equipment with maintenance staff  by utilizing work order related software programs

  • Audits tenant calls and Yardi Facility Manager tickets, assigns work orders and monitors response times

  • Responds to tenant calls and performs necessary repairs or adjustments as appropriate

  • Performs routine inspections of buildings and common areas

  • Oversee completion of all work order documentation in accordance with departmental protocol

  • Maintains engineering logs and completes required reports, including reviewing and updating MSDS log books

  • Establishes and maintains inventory of tools and equipment

  • Ensures that all mechanical rooms, storage areas, shop areas, are in a clean and safe condition

  • Monitoring and managing service contracts of vendors and outside contractors

  • Directs and trains maintenance personnel in the safe and effective operation of equipment and building systems

  • Supervises, monitors and evaluates the performance and effectiveness of maintenance personnel and regularly informs Supervisor of status

  • Assists with the development of annual budgets and monitors adherence to budgeted financial targets

  • Responds to emergency situations in accordance with departmental protocol

  • Assists with the implementation of ongoing company initiatives (i.e. Energy Star, LEED, etc)

  • Requisitions supplies, materials, and vendor work with approval from Supervisor

  • Adheres to all safety standards, policies & procedures, and codes of conduct

  • Other duties and special projects as assigned

 

REQUIREMENTS:

  • Minimum of high school degree or GED required

  • 8+ years of related work experience and technical training, office building experience

  • Successful completion of a two-year college/technical school

  • CFC handling certification

  • Demonstrated experience in supervising a comparable size engineering staff

  • Ability to understand and interpret design documents, manufacturer’s specifications and written operation procedures

  • Ability to create RFP’s, solicit bids, review proposals and make recommendation to GM/PM for building projects

  • Strong communication and interpersonal skills to ensure teamwork and positive client/tenant relations

  • Ability to organize and prioritize tasks to ensure accuracy and timely completion

  • Basic aptitude for mathematics and ability to assist in maintenance budget preparation

  • Ability to lift and move 50 pound objects by applying proper body mechanics

  • Ability to read/understand blue prints, CAD experience

  • Demonstrated experience in oversight of energy savings efforts and initiatives

  • Proficient in Microsoft Word, Excel and related work order programs

  • Must have a valid driver’s license and reliable transportation

  • Will be required to work outside of normal business hours for special projects and in emergencies
