We are looking for someone who takes directions well, but who has the confidence to be willing and able to work on their own with the opportunity to grow in our company. To excel in this role, we are seeking a skilled Job Cost Construction Accountant to join our accounting and operation team. A skilled Job Cost Construction Accountant helps manage project budgets, track expenses, ensures timely payment of invoices, and maintain accurate records. Their attention to detail, knowledge of construction-specific financial practices, ability to forecast costs and help provide status updates, ensuring accuracy and completeness, are essential for the success of our organization.

Commercial Real Estate background is a must for this position. Yardi experience strongly recommended. We are a healthcare real estate management services company specializing in medical office buildings and other multi-tenant healthcare facilities. ESIRED QUALIFICATIONS:

• Bachelor’s degree and/or minimum of 3 (three) Accounting, Finance, Construction Management, or related field.
• Previous experience with job costing, budgeting, and financial management in construction
• Knowledge of GAAP or other relevant accounting standards for construction.
• Experience with accounting software, particularly and preferably Yardi and Nexus. Proficiency with MS Office Word, Excel and Outlook.
• Ability to work independently and accurately within tight deadlines as well as in a team-oriented environment with multiple deliverables.
• Ability to produce written correspondence and prepare reports in a clear, concise, and professional manner.
• You communicate well with both local teammates and with remote offices. Foster open collaboration and constructive dialogue.
• Able to review, reconcile, and maintain job cost and other expenses.
• Strong analytical skills and meticulous attention to detail.

KEY RESPONSIBILITIES – includes the following, but not limited to:
• Ensure all project expenses are accurately recorded and allocated to the correct job codes
• Assist in maintaining up-to-date, detailed records for each project.
• Prepare monthly journal entries to place completed jobs into service
• Prepare job cost reports for monthly review.
• Liaise with the Asset Management and Ownership construction team to ensure proper completion of job status updates into the company's reporting system.
• Perform variance analysis to compare actual costs to budgeted costs and identify discrepancies.
• Work with property managers and the construction manager to prepare paperwork for individual projects
• Coordinate with the property management teams to ensure timely invoicing and collections from tenants for any Tenant Improvement overages or reimbursements.
• Monitor cash flow on construction projects to ensure funds are available to cover upcoming expenses on a quarterly basis.
• Work closely with both the Property Management and Leasing teams to ensure the accuracy of tenant improvement from leases is inputted into the reporting system.
• Knowledge of construction contracts, liens, and retainage costs
• Continuously innovative solutions and respond openly to change.
• Assist with internal and external audits related to job cost accounting.
• Other duties may be assigned.

Specific vision abilities required for this job include close vision and the ability to adjust focus.

WORK ENVIRONMENT:

The noise level in the work environment is typically low. Tight deadlines and competing priorities are common. Evening and weekend work may be required.

Pay Rate: The base pay rate for this position is between $75,000 - $90,000 (annually). Individual pay decisions depend on various factors, such as primary work location, complexity and responsibility of role, job duties/requirements, and relevant experience and skills.
