Construction Monitoring and Post-Closing Duties

What are we looking for:
A Loan Servicing Analyst who assists in the execution of asset management functions for PACE Equity funded projects to ensure an efficient process and ongoing support. This position will touch projects pre-closing, throughout the construction disbursement process, post-closing onboarding, and servicing.
Construction Disbursements (75%)
· Manage the Disbursement Request process with clients, escrow agents and internal approvals while complying with loan documentation and adhering to company policy.
· Review construction status, draw submittals, construction budget, inspection reports and title updates to provide written approval request to Director and CIO.
· Identify out of balance budgets and provide detail for recommendation to request additional equity to the project if necessary.
· Monthly construction reporting update of each asset.
Portfolio Reporting and Asset Management (20%)
Work with team in the following activities:
· Construction reporting on each project throughout the construction process.
· Portfolio balance reporting.
· Monthly portfolio reporting.
· Assist in data tape management for securitization purposes.
· Portfolio process documentation and continuous improvement.
· Risk Management decision making and monitoring at-risk loans.
· Disbursement tracking.
Program Review and Maintenance (5%)
· Periodic review of program requirement for construction draw approval, certifications, payment process and flow of funds.
· Updates to program files in RAMP
Additional Details:
Description of Pre-closing work
· Coordinate funds request with transaction managers and funding sources.
· Review project construction documents to ensure compliance with PACE Equity’s credit profile and underwriting.
· Analyze the construction budget and assist the transaction managers with calculating PACE contributions.
· Participate in disbursement focused calls with clients.
Description of Post-closing work
· Review construction draw deliverables and analyze a draw package for accuracy in connection with the Disbursing Agreement and request approvals.
· Board loan to internal loan systems.
· Documentation on-boarding to PACE Equity’s asset management system.
· Manage data entries to asset management system for loan servicing and securitization purposes.
· Manage upload and boarding to 3rd party servicer and investor.
· Manage data file and report transmission to back up servicer.
What do you need to succeed in this role?:
· Experience in a commercial real estate disbursement or loan servicing manager role and experience with Commercial Loan asset-backed securitizations is highly .
· A pro-active mindset. The ability to anticipate and solve potential problems before they occur.
· Experience in servicing or lending capacity performing similar functions. Experience with delinquencies, collections, workouts, foreclosures are very helpful.
· Strong attention to detail and the ability to juggle multiple tasks independently.
· Bachelor’s Degree and 2 to 3 years of experience , but will strongly consider applicants without a degree and 5 years of relevant experience.
· Experience using MS Excel, MS Word, MS PowerPoint, cloud systems.
