Harper & Sons, Inc., a third-, family-owned and operated, energetic commercial construction company is seeking a Project Manager for projects primarily located on Maryland's Eastern Shore.
We are seeking talented, results-oriented construction professionals to forward our team’s vision of providing best-in-class commercial construction solutions to clients in our region.
In this position, the individual will provide overall management direction to multiple projects, drive productivity towards established project milestones, maintain detailed communications with project owners and designers, and monitor construction and financial activities through direction of on-site project superintendent.
To successfully execute this role, the individual will also serve as a detailed, technical source of information on drawings, specifications, industry-standard means and methods, change orders, requests for information, and shop drawings.

Qualifications:
-
Minimum (5) years-experience in Commercial or Multifamily Construction management
-
Excellent leadership, organizational skills, and written/oral communication skills
-
Experience on construction projects as a project manager with a size greater than $750,000
-
Minimum AA Degree (higher education is a plus)
-
Proficiency with Microsoft Office products is required (Word, Excel, Outlook)

Preference is given for commercial renovation experience

Applicants should be self-motivated, able to work without direct oversight and possess the ability to troubleshoot and identify problems and take initiative to expedite the project management process.

A clean driving record, background check, and random drug-testing are required.
Responsibilities include:

Estimating
-
Pre-construction activities
-
Subcontractor/vendor selection
-
Shop Drawing and Product Submittal preparation and management
-
Construction document management
-
Review and monitor all design and construction phase documents for conformance with the budget, schedule and prime contract.

Further positive professional relationships with project owners
-
During estimating phases, prepare bid invitations and coordinate bidding process. Review vendor bids for accurate scope, vendor qualifications, and price.

Ensure all project estimates are prepared in accordance with the requirements of the project. Become familiar with each estimate to professionally understand its integrity.

Meet proactively with the project superintendent and other team members to develop the construction schedule. Prepare the detailed construction phase schedule, including the critical path.

Build and maintain positive, effective, and professional working relationships with company field staff, project managers, owners, designers, subcontractors, and material suppliers to achieve project objectives of timeliness, quality, profitability, and safety.

Execute management responsibilities with an exceptional level of accuracy and organization

When applicable, direct and mentor assistant project managers

Negotiate and prepare subcontracts, purchase orders, and change order requests to be reviewed by the executive staff.

Review the subcontract pre-billing worksheet and monthly progress payment request; and monitor payment receipts and disbursements.

Monitor all outstanding owner change orders and change order requests.

Adhere to all traffic laws and worksite rules when conducting company business

Other duties typical to general contracting and construction management.

Complete construction close-out documentation

Communicate regularly with team members to ensure work specifications are met and any problems are addressed immediately

Manage multiple crews on different projects.

Work side by side with employees in the field as needed.

Prepare monthly billing requisitions (in conjunction with Accounting) to the owner and ensure timely receipt of payments. Review the monthly invoice log to track the status of all invoicing to the owner, and follow up with Accounting and Owner as necessary.

Lead other staff members by positive influence rather than leveraging a senior position.

Practice ethical business transactions, conduct business with honesty and integrity in all aspects of work performance.

Adhere to OSHA and MOSHA Safety Standards, comply with Company Safety Policy

Reporting safety incidents in a timely fashion to executive staff

Perform other duties as assigned
Knowledge, Skills, and Abilities

Possess knowledge of engineering and construction industry methods, including current conditions and general commercial construction industry

Must have technical knowledge, scheduling and organizational skills.

Past experience working with various government agencies

Ability to lead by positive influence rather than positional power.

Ability to work independently or as a collaborative team member, handle sensitive information, and prioritize work tasks
Work Environment
* Most work in this position will occur at the main company office
* At times in the field, work may be near moving machinery and in outside conditions that include inclement weather, cold, heat, humidity, and exposure to dust, vibration, and strong smells.
* Must be able to lift, push, pull or carry objects, use abdominal and lower back muscles to provide support over time without fatigue and to effectively climb, jump, or flexibly navigate congested construction sites
* Ability to climb and traverse elevated platforms and scaffolding.
*Ability to lift heavy objects in excess of 50 pounds; to walk, stand, or sit for extended periods of time.
* Requires good manual dexterity (hand, hand with arm, two hands) and multi-limb coordination.
* Noise level is generally loud when on the jobsite
* Normal work hazards associated with construction environment when on jobsites.
