Residential Project Manager
RT Abbott has been building incredible custom homes in Southern California since 2005 and now we are opening up a new office in Scottsdale Arizona. RT Abbott & Associates is seeking a highly skilled Residential Project Manager to oversee custom home builds from concept to completion. This pivotal role requires an individual with a strong foundation in project management, coupled with proven leadership abilities. The Residential Project Manager will be responsible for ensuring homes are delivered on-budget, on-time, and to the highest standards, while maintaining effective relationships with clients, architects, designers, and subcontractors.

Key Responsibilities:
- Take full responsibility for the operational aspects of custom home builds, including recruitment, training, supervision, motivation, purchasing, and management of production staff and subcontractors, while always striving for continuous improvement.
- Facilitate daily and weekly reports for RT Abbott & Associates senior management, as well as clients, architects, and designers. Lead production meetings with staff and sub-trades, set team goals, and manage invoices and purchase orders.
- Lead weekly sub-trade meetings to review needs, payment schedules, and completion timelines.
- Gain a deep understanding of all project processes, including plans, specifications, costs, takeoffs, and Vendor Scope of Work documents.
- Cultivate and manage relationships with all third parties involved in development (architects, engineers, designers, contractors, municipalities, and lenders).
- Oversee job-site safety by acting as the Division Safety Manager, ensuring compliance with OSHA guidelines and handling inquiries and inspections.
Construction Management:
- Prepare, distribute, and track RFIs, Project Submittals, Construction Bulletins, RFPs, and Change Documentation.
- Create and update project schedules, keeping upper-management informed of progress.
- Manage close-out activities, including change orders, punch lists, contracts, permits, and owner-occupancy details.
- Prepare and manage contracts, permits, and approvals.
Required Skills and Abilities:
- Strong leadership skills to manage and develop high-performing teams.
- Competence in conflict resolution and crisis management.
- Expert knowledge of local trades, building products, construction details, and relevant regulations and quality standards.
- Comprehensive understanding of all facets of the construction process, including the ability to read and interpret detailed construction blueprints and development drawings.
- Excellent verbal and written communication skills.
- High attention to detail, along with outstanding organizational, project management, and time-management abilities.
- Strong problem-solving skills with the ability to assess risk and adapt in dynamic environments.
- Proficiency in Microsoft Word, Excel, Outlook, and residential production scheduling systems.
Experience/Education:
- Minimum of 5 years of experience in new home production or field supervision.
- Construction-related college degree ; high school diploma/GED with equivalent experience considered.
Other Requirements:
- Minimal travel required.
- Must own or lease a truck and maintain a valid driver’s license with insurance.

Benefits:
- Competitive salary range: $90,000 to $150,000 (commensurate with experience and role level)
