Construction Site Contracts Manager
Mostly remote, periodic travel is required to site to Charlotte, NC or Redmond, WA
Rate: $57-70 an hour
Hours: M-F 40 hours a week, but no OT
Must haves:
• Experience in Construction is required.
o 10 or more years of experience in procurement and contract administration, demonstrating a solid understanding of construction processes, terminology, and industry best practices.
• Proficiency with contract management software/ERP systems such as Ariba/SAP/Cisco during construction.
• Building positive relationships within the project team and with client personnel and their key advisors.
• Effective time management and organizational skills
• Ability to operate and execute effectively in a dynamic, fast-paced environment with multiple priorities and challenging deadlines.
• Excellent written and verbal communication
Contract Review and Compliance:
• Reviews and thoroughly understands the contract terms and conditions and ensures compliance from relevant parties.
• Executes on procurement contracting strategies for large, complex data center construction projects and/or purchasing opportunities to ensure optimal cost and sufficient continuity of supply and services.
• Identifies risks and roadblocks to contract execution/compliance and drives action internally and/or externally to resolve and/or escalate, as appropriate.
• Serve as first line of defense/communication with site EPC stakeholders on commercial matters.
• Execute project closeout requirements.
Change Order Management:
• Scrutinize/negotiate and process all change orders with vendors/GCs/AEs.
• Monitor and mitigate the impact of change orders to the project, and partners cross-functionally to resolve/escalate accordingly.
• Participate in weekly and ad-hoc internal change order review meetings with project EPC stakeholders to determine scope of responsibility and entitlement for each change and/or associated back-charges.
• Provide expedient advice to GSC sponsor on Change Order evaluation findings.
OFCI Management & Quality Assurance:
• Help facilitate the MEP/OFCI (Owner Furnish Contractor Installed) equipment once delivered to site, including inspections and appropriate sign offs.
• Address quality-related issues as they arise and report to the quality team. Expediently escalate any quality issues to GSC sponsor.
• Partner with Labor Planning team on Field Service Representative (FSR) constraints during Cx.
• Monitor activity (via relevant software) by Vendors for timely Cx completion.
• Participate on weekly coordination meetings and serve as Commercial advisor to the site EPC stakeholders during the Cx period.
Coordination & Communication
• Assumes all post-award contract execution and management responsibilities with GC, OFCI vendors, AE, Cx, etc.
• Advises, drafts, reviews and obtains relevant approvals from GSC sponsor and other stakeholders for all written/ formal communications in response to GC, OFCI vendors, AE, Cx, etc.
Risk Management:
• Identify potential risks and issues related to the project/contract and develop strategies to mitigate risks and ensure compliance.
• Expediently escalate risks and issues to GSC sponsor and participate, when required, in risk mitigation meetings and/or reviews with other stakeholders to present mitigation strategies.
Documentation Management and Reporting:
• Provide status reports, issues, risks and mitigations to GSC sponsor regularly.
• Prepare regular reports on contract performance, issues, and resolutions including updates to the client and other stakeholders.
• Prepare contractual notices with GSC sponsor oversight as per the contract.
Payment Processing:
• Working with the cost team, monitor and review payment requests from contractors and MEP/OFCI vendors.
• Address and resolve any payment disputes or discrepancies.
Negotiation Skills:
• Help facilitate and engage as required, in negotiations with contractors and other parties to resolve disputes with regular updates to the client team.
EH&S
• Ensuring contractual compliance with regards to all EH&S including Safety Root Cause Analysis (RCA).
