We are seeking a highly skilled Director of Maintenance to oversee the maintenance operations for a portfolio of multifamily properties. This leadership role requires a strategic thinker with extensive experience in property maintenance, team leadership, and capital project management. The ideal candidate will ensure that all properties are well-maintained, compliant with safety regulations, and operating efficiently to provide an exceptional living experience for .

Key Responsibilities:

Maintenance Operations & Property Management

  • Oversee maintenance operations across multiple multifamily properties, ensuring quality standards and efficiency.
  • Develop and implement preventive maintenance programs to maximize equipment lifespan and property value.
  • Ensure compliance with EPA, and local/state regulations, including Fair Housing laws.
  • Lead capital improvement projects, renovations, and large-scale maintenance initiatives.
  • Negotiate and manage vendor contracts, ensuring cost-effective and high-quality services.

Team Leadership & Training

  • Recruit, train, and mentor maintenance supervisors and on-site technicians.
  • Develop maintenance procedures and best practices to enhance team efficiency and service quality.
  • Conduct performance evaluations and implement continuous improvement strategies.

Budgeting & Financial Management

  • Manage maintenance budgets, control expenses, and monitor financial performance.
  • Identify cost-saving opportunities while maintaining property standards.
  • Assist in forecasting and planning for capital expenditures.

& Customer Service Focus

  • Ensure timely completion of work orders and maintenance requests to enhance satisfaction.
  • Implement efficient procedures for emergency and after-hours maintenance calls.
  • Foster a positive team culture with a focus on delivering top-tier customer service.

Qualifications:

  • Experience: Minimum 5-10 years of maintenance management experience in the multifamily industry.
  • Certifications: EPA Universal, CPO (Certified Pool Operator), and HVAC certification .
  • Skills: Strong leadership, budgeting, project management, and problem-solving abilities.
  • Technical Knowledge: HVAC, plumbing, electrical, carpentry, and general building maintenance.
  • Software Proficiency: Experience with property management software Onesite
  • Education: High school diploma or equivalent required; technical certifications or associate degree
