Job DescriptionMaintenance Engineer (Electrical or Mechanical) – Commercial Office Building –Reading, Berkshire – up to £42,000 Per annum

Exciting opportunity to work for an established FM Property company based in Reading. CBW is currently recruiting for a maintenance engineer to be based at a commercial building in Reading, Berkshire. The successful candidate will be a fully qualified electrical or mechanical engineer with a proven track record in commercial/property building maintenance and be able to turn their hand to a variety of maintenance tasks. He or she will be required to carry out electrical or mechanical planned and reactive maintenance across this large static site. Working with the maintenance team on site. He or she will be required to have an understanding/hands-on experience of the below.  In return, the company offers a competitive salary, further training, overtime and the chance to work at this unique and interesting site.

  • Monday to Friday –07:00 am – 16:00 pm or 08:00 am – 17:00 pm

Key Duties & Responsibilities

    \n
  • Escort specialist subcontractors
  • \n

  • Ensure that the Contractual efficiently meets all the relevant KPI & SLA requirements.
  • \n

  • Undertake all allocated tasks and perform them in a timely and professional manner.
  • \n

  • Be proactive in identifying and reporting faults with building services equipment and take steps to resolve them.
  • \n

  • Be proactive to ensure all H&S issues are reported/escalated as required.
  • \n

  • Maintain informal communications with Client staff members related to service levels and issues.
  • \n

  • Report service affecting issued to the site management team for formal communication with the client.
  • \n

  • Remain flexible with regard to site attendance and tasks undertaken within personal competency.
  • \n

Electrical Duties:

    \n
  • Carry out Electrical PPM's and reactive maintenance 
  • \n

  • Lighting – lamp changes, ballast changes, simmtronic/Phillips lighting
  • \n

  • Emergency light testing
  • \n

  • Power distribution
  • \n

  • Electrical fault-finding
  • \n

  • Small works – new sockets, new lights, new circuits
  • \n

  • Transformers
  • \n

  • Star Delta Starters
  • \n

  • Minor installations
  • \n

Mechanical Duties:

    \n
  • Monitor mechanical plant
  • \n

  • Pumps, Motors, Seals, Bearings
  • \n

  • Air Conditioning - Air Handling Units / Fan Coil Units (Filter changes, cleaning)
  • \n

  • Water Treatment (Temperature checks / Not dosing)
  • \n

  • Plumbing - Unblocking toilets, replacing taps, washers etc
  • \n

  • Monitor the BMS systems.
  • \n

  • Basic electrical duties (Lamp changes etc)
  • \n

  • General building fabric
  • \n

Requirements

    \n
  • Electrical qualified level 2&3 (C&G, NVQ etc) with 18th Edition or Mechanically qualified level 2 (C&G, NVQ etc)
  • \n

  • Experience working in a large commercial building
  • \n

  • You must be able to provide copies of your trade certificates (Essential)
  • \n

  • A proven track record in commercial building maintenance
  • \n

  • Multi-skilled
  • \n

  • Good communication skills
  • \n

  • Excellent customer skills
  • \n
