JOB SUMMARY: At the direction of Facilities Maintenance Supervisor, completes all tasks assigned to effectively carry out the program of work to ensure that the asset value of the center is maintained and protected.
CORE FUNCTION & RESPONSIBILITIES:
- As directed by Facilities Maintenance Supervisor or others, has responsibility, for performing maintenance and repair of the shopping center mechanical and electrical systems, plumbing, architectural features, wall and floor finishes and other component pertinent to the common area shopping center.
- Areas of responsibility would include both interior and exterior portions of the common area and project facilities.
- Uses various documentation to effectively and efficiently complete assigned tasks (i.e. maintenance and repair procedures, manufacturer’s data, manufacturer’s safety data sheets, preventative maintenance programs and work orders, etc.), as they relate to assigned areas of responsibility.
- As directed, executes and implements preventative maintenance and repair for all systems and equipment using developed skills and direction from Facilities Maintenance Supervisor or others. Also coordinates and performs maintenance and repair for other department systems.
- Prepares written repair records, logs, test reports, work orders, etc. to accurately document work performed.
- Monitors and reports to supervision the inventory of parts and supplies for the Operations Department as tasked.
- Uses and maintains all furnishings, equipment and tools in safe working order. Reports to Facilities Maintenance Supervisor or Management staff conditions that require further attention to ensure unsafe conditions are not created or perpetuated.
- Provides input and feedback to Facilities Maintenance Supervisor to minimize repair and maintenance expenses within the department. Performs work in a manner using all standardized procedures and the most cost-effective methods.
- Demonstrates a professional customer service approach with all merchants, corporate and shopping center departments to fully support others ensuring collective success.

WORK ENVIRONMENT:
While performing the duties of this position, the employee will be exposed to outside weather conditions and may frequently walk on slippery or uneven surfaces. The noise level in the work environment is frequently loud. This job operates partly in a professional office environment. This role can require use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
PHYSICAL DEMANDS:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, vision, peripheral vision, depth perception and ability to adjust focus.
TRAVEL:
· Travel not expected for this position.
REQUIRED EDUCATION AND EXPERIENCE
- High School Diploma or equivalent
- 3 – 5 years previous experience in repairs and maintenance required; Experience with large campus environments (shopping centers, hotels, universities) .
- Basic computer skills, including Excel and Word is required. Additional experience with Work Order programs is a plus.
- Minimum 5 years Class A office experience.
