As part of one of the largest franchise systems in the country, SERVPRO of Gold Coast is looking for a Full Service Project Director to join our team. As a Project Director, you will work in our office and at client job sites to lead teams in mitigating residential or commercial property loss and/or damage from:
- Water
- Fire
- Mold
- Weather
- Biohazard
Position Summary / Purpose
Facilitate the timely and profitable delivery of all services required to rapidly return the customers property to pre-loss condition, minimizing downtime following property damage.
Obtain customer commitment through timely site visits and proposal submittal.
Create high levels of customer trust by being the property damage and /or insurance maven. Ensure consistent quality of production by developing an outstanding customer service experience through clear communication from first notice of loss to final collection.
Generate new business through relationships with decision-makers.
Principle Duties and Responsibilities
Exceed established targets for responding to losses, this may include odd hours and weekends
Exceed established targets for completion of projects
Exceed profitability targets on managed projects
Plan and execute projects through collection
Work as needed to deliver project per goals and customer needs
Receive losses from Dispatch/Operations Manager and coordinate response
o Keep Dispatch informed of availability to respond to emergency service (EMS) requests
o Respond to EMS losses when appropriate; secure paperwork and walk loss site with customer
o Communicate with Operations Manager and Intake and Dispatch of capacity limitations
Ensure quality Drybook and tic sheets are provided and uploaded in a timely manner to achieve billing goals on mitigation services
Verify and ensure daily employee time tracking accuracy for crews/projects
Order temporary labor as needed to assist with assigned mitigation project completion
o Ensure accuracy of temporary labor timecards daily
Ensure accuracy and execution of daily work orders
Work as needed to deliver project per goals and customer needs
Maintain efficient and accurate flow of production documentation from the job site to internal and external team and other relevant stakeholders
Obtain, review, and approve written contracts, payment terms, draws, and deposits for projects
Close business obtain customer commitment
Communicate with all stakeholders expectations of payments to ensure timely funding of projects.
Generate supplements/change orders as appropriate and obtain insurance approval and other stakeholder approval and signature
Assist in evaluating and select bids from subcontractors
Negotiate and execute contracts with subcontractors
Maintain effective communication with all stakeholders throughout project
Handle all adjuster communication on projects
Help the project team understand timeline and dependencies (e.g., Architects, Truss Manufacturers, etc). Manage those dependencies and communicate effectively to the customer.
Develop project strategies to allow for multiple work streams & project phases to progress concurrently while protecting our financial exposure.
Perform property inspections and complete reports, including being present for all initial inspections and final walk-throughs to ensure execution of contracts, stipulated punch list, collection of payments, and quality assurance of work
Ensure all personnel follow safety and risk management guidelines on the jobsite, in the office, and while traveling
Instruct daily safety training
Generate business through networking, and attending stakeholder related functions
Build and maintain relationships with claims adjusters and subcontractors
Attend Business Development events as requested

Qualifications - Knowledge, Skills and Abilities
- Education and Experience - At least three (3) to five (5) years of experience managing construction or restoration projects and supervising crews. Advanced knowledge of building construction, remodeling or restoration. Understands the relationship between direct labor and profitability.
- Financial Reports and Budgeting - Understanding of financial reports: Profit & Loss, Balance Sheet, Cash Flow and budgeting. Ability to review completed job costing, assess performance and identify areas for improvement.
- Technical skills - Proficient technical skills, experience and certification in the areas of service the company provides.
- Mathematical skills - Adequate math skills. Able to quickly and effectively translate remaining work into manpower planning, project completion times, and review and assess labor time reporting. Effectively project job costs based on work remaining.
- Negotiation skills - Wins by creating advocates, not enemies, when negotiating.
- Computer skills - Demonstrates intermediate to advanced proficiency in the use of computers and computer software, especially MS Word and Excel. Experience with Xactimate software is required.
- Listening skills - Effective in receiving feedback and input from customers and employees, probing for additional information or unspoken issues and providing timely response.
- Certificates, Licenses and Registrations - Project Management Course highly recommended

Working Conditions
The work of this position is predominantly carried out in a shop or job site environment or on the customers property. Daily exposure to the shop where vehicles and equipment are housed and maintained is expected. Employee will encounter facilities where standing water and sewage are present, heat is unavailable due to lack of utilities, fire damage has occurred and mold or other organic growth exists.
Noise level in the work environment is moderate to loud.
