The General Maintenance Technician will perform general, light, maintenance and repairs for the facility based on skills of worker. This may include plumbing, basic carpentry, heating and cooling, electrical, and other building systems. Employee will be required to keep records and anticipate routine maintenance needs.

The ideal candidate will perform the following Duties/Responsibilities:

General:

  • Regularly change filters in all AC units, check drain lines and condensation pans according to schedule.
  • Walk the property daily picking up trash and identifying and recording issues that need to be addressed.
  • Identify lights that need to have bulbs replaced or be switched to LED. Record location of fixtures to be upgraded for report.
  • Use safety measures to ensure children are kept safe in work area.
  • Identify equipment or machines in need of repair, or replacement, troubleshoot issue to determine necessary repairs, report to supervisor for next steps.
  • Inventory regularly used supplies, request additional materials when supply is low.
  • Identify non-routine issues that will require materials or external assistance to be repaired.
  • Keep records of work performed and daily activities in daily log
  • Document and report potential safety hazards and report same to supervisor.
  • Perform regular inspections of facility and report building-related discrepancies to supervisor in writing.
  • Plan repair work using building’s blueprints or equipment manual as needed.
  • Perform general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other building fixtures.
  • Perform routine maintenance on building systems.
  • Assist with upkeep of the facilities, be on lookout for issues to correct.
  • Order parts, supplies and materials needed for repairs and maintenance when requested by supervisor.
  • Prepare monthly update on critical maintenance issues for Council meeting.
  • Create a 12-month Roadmap for long term maintenance needs.

Specific responsibilities/duties:

General 'handyman' knowledge of facility repairs needed, such as replacing bulbs, ballasts, repairing damaged drywall, changing a/c filters, minor plumbing such as plunging a toilet, replacing a faucet, replacing ceiling tiles, etc.

Additional skills but not required:

  • Plumbing: Repair fixtures, faucets, shut off valves, drainage, etc.
  • Electrical: Replace light bulbs, ballasts, back-up batteries and repair fan fixtures, light fixtures, switches, and receptacles, etc.
  • Carpentry: build and repair wall framing, door hanging and sheetrock installations, repairs
  • Minor glass and window repairs
  • HVAC: Basic A/C repairs and maintenance
  • Wall repair: including plaster, sand and paint.
  • Repair ruptured sprinkler lines, replace damaged spray heads and reset sprinkler timer and programming as needed.
  • Replace door locks, door handles, hydraulic door closers, and door hardware, etc.
  • Miscellaneous: moving storage, and inventory tracking, including the upkeep of the maintenance shop area.

Required Skills/Abilities:

  • Ability to carry out instructions furnished in written, oral, or diagram form.
  • Comply with safety regulations and maintain clean and orderly work areas.
  • Knowledge of general light maintenance (plumbing, electrical, carpentry, HVAC, and repair).
  • Ability to use hand tools and power tools.
  • Excellent organizational and time management skills.
  • Must be willing to assist in special events and adjust your schedule accordingly.
  • Performs other related duties as assigned.

Education and Experience:

  • High school diploma or equivalent required.
  • Minimum of three (3) years demonstrated experience work/repair experience in building trades at an intermediate level .
  • Must be highly motivated and able to work independently.
  • Job specific training offered.

Physical Requirements:

High energy level, comfortable performing multiple projects in addition to day-to-day activities. Employee is frequently required to stand; walk; use hands to finger, handle, or feel objects, tools or controls; reach with hands and arms; climb ladders or balance, stoop, bend, kneel, crouch, or crawl into awkward spaces; and talk and hear. The employee is occasionally required to sit.

The employee must frequently lift and /or move up to 50 pounds and occasionally lift and/or move up to 75 pounds, heavier weight necessary at times. Specific vision abilities required by this job include close vision, distance vision, vision, peripheral vision, depth perception, and the ability to adjust focus.

Skills essential for successful communications include good listening, reading, speaking and writing skills. Must have ability to get along with diverse personalities; at all times displaying tact, maturity and flexibility, good reasoning abilities and sound judgment.
