Head of Maintenance, Circle Bay Yacht Club Condominium Association
Summary:
The Maintenance Supervisor is the CAMs on the ground representative and is responsible for direct supervision of the maintenance staff. The Maintenance Supervisor is responsible for ensuring that the overall maintenance and physical appearance of the interior and exterior property is maintained to the standards of the organization. To complete this work the supervisor evaluates facilities to determine repairs or maintenance needed, works with management to develop work assignments and project schedules, and ensures work is completed in a timely and professional manner. He or she performs these responsibilities while demonstrating outstanding customer service skills as the representative of Circle Bay Yacht Club.
Essential Duties:
· Complete a daily walk-through of the property to ensure a safe and aesthetically pleasing environment with fully functioning equipment and amenities.
· Provide inspection reports, checklists, pool logs, and other maintenance reports to the property manager detailing property condition, safety issues, project updates, and any other requested information. Identify potential issues and work with management to address them.
· Be familiar with relevant codes, regulations, and association guidelines.
· Maintain a working knowledge of all tools and equipment, repair, and maintenance of that equipment.
· Maintain a safe working environment by training staff in safety procedures, as established by OSHA and Circle Bay, and by ensuring staff have the proper PPE’s, equipment, and supplies to perform their jobs.
· Using the established guidelines, work in concert with management to develop and implement a comprehensive maintenance plan and schedule.
· Supervise and coordinate all maintenance activities, including repairs, renovations, and preventative maintenance. Report requirements and issues to management.
· Track inventory of supplies and equipment for repairs, and communicate requirements to the CAM. Responsible for verifying items received with maintenance deliveries.
· Works with the Property Manager to execute the Hurricane Preparedness Plan for the property and delegates tasks to the team as needed.
- Respond promptly and effectively to maintenance emergencies.
- Travel to purchase or pick up materials and supplies as needed.
- Be available for emergencies on evenings and weekends.
· Other duties as assigned.
Staff Management:
· Directly manage a team of 2 or more
· Supervise and train maintenance staff, ensuring they are competent and capable in their work field.
· Establish annual staff performance goals, provide periodic feedback, and complete annual performance reviews.
· Assign tasks and provide guidance and support to staff. Address complaints and resolve problems.
Communication and Customer service
· Communicate effectively with , the board of directors, and vendors.
· Maintain a professional and courteous demeanor at all times.
Experience and Education:
- High school diploma or equivalency required
- 5+ years as a maintenance supervisor or similar position.
- Prior experience managing and leading a team
- Familiarity with various maintenance disciplines, such as plumbing, electrical, HVAC, carpentry, and landscaping. HVAC/OSHA certification or other certifications .
- Proven experience in property maintenance, preferably in a condominium or multi-family setting .
- Working knowledge of building systems including, but not limited to 240, 120, and low voltage, fire suppression, security systems, AC units, pool & jacuzzi equipment, domestic water pumps, irrigation, lift stations, FDCs, generators, and elevator equipment a plus .

· Proficiency in using maintenance software and tools.
