Position Summary:

We are seeking an experienced Land Development Estimator to join our team. This role is critical in analyzing, forecasting, and preparing cost estimates for both horizontal (site preparation and infrastructure) and vertical (homebuilding) construction projects. The ideal candidate will possess strong analytical skills, attention to detail, and extensive experience in residential land development.

Key Responsibilities:

• Cost Estimation: Prepare accurate and detailed cost estimates for land development projects, including grading, utility installation, paving, and vertical construction.
• Bid Preparation: Develop bid packages, solicit quotes from subcontractors and suppliers, and analyze proposals to ensure competitive pricing and scope alignment.
• Budget Development: Collaborate with project managers and stakeholders to establish and refine project budgets based on estimates and historical data.
• Plan Review: Evaluate civil engineering drawings, architectural plans, and specifications to identify scope requirements, potential challenges, and cost implications.
• Risk Analysis: Identify potential risks and cost overruns, proposing value engineering solutions to maintain budgetary goals.
• Market Research: Stay informed about market trends, material costs, labor rates, and industry best practices to ensure accurate and competitive estimates.
• Documentation and Reporting: Maintain organized records of estimates, vendor proposals, and project budgets, preparing detailed reports for management review.
• Collaboration: Work closely with construction managers, developers, and design teams to ensure alignment between estimates and project execution plans.

Qualifications:

• Bachelor’s degree in Construction Management, Civil Engineering, or a related field () or equivalent experience.
• 5+ years of experience in cost estimation for residential land development projects, including both horizontal and vertical construction.
• Strong understanding of construction processes, materials, and labor requirements.
• Proficiency in estimation software (e.g., PlanSwift, Bluebeam, or similar) and project management tools.
• Exceptional analytical and mathematical skills with a keen eye for detail.
• Excellent communication and interpersonal skills to effectively collaborate with vendors, contractors, and internal teams.
• Knowledge of Georgia land development regulations, permitting, and zoning requirements is a plus.
