Job Summary:

The Life Safety & Property Condition Manager (LSPCM) has two primary areas of responsibility.

1). To identify, make repairs to, and proactively prevent on-site accidents and injuries at our multifamily properties and corporate facilities. This individual leads the company’s efforts to 1) identify potential on-site physical hazards that can cause bodily injuries (herein referred to as “Life Safety,” 2) work with internal maintenance staff and external contractors to make repairs of said hazards, and 3) develop and execute a plan of action/procedures to proactively manage/mitigate future hazards. This will include promoting Life Safety awareness training for the company’s on-site and maintenance staff, as well as conducting regular on-site property Life Safety risk assessments.

2. Be responsible for ensuring that the on-going/regular assessment and maintenance of the external physical condition of each of the company’s multi-family and corporate properties (herein referred to as “Property Condition) are completed timely, meets our internal quality standards, and in compliance with our lenders’ requirements.

Minimum Qualifications:
Education: Accredited bachelor’s degree in engineering, architecture or construction management
Experience: Minimum five (5) years of property Life Safety management, preferably in the multi-family industry
License/Certification(s): Valid Texas driver’s license
Computer Skills: Proficient in Microsoft Office Suite – Word, Excel, Outlook, etc.

 

Knowledge/Skills/Abilities

  • Working knowledge of building construction/repairs and building codes and regulations
  • Working knowledge of the basics of structural engineering is
  • Proficient data analysis and risk management/mitigation skills
  • Proven learning and adaptation capabilities; high intellectual curiosity and strong problem-solving skills

  • Ability to provide/articulate detailed Life Safety and Property Condition assessment reports/findings
  • Ability to develop comprehensive Life Safety and Property Condition assessment program and procedures
  • Ability to identify the general spectrum of Life Safety hazards and Property Condition deficiencies
  • Must be able to use a personally owned vehicle to travel to the company properties daily

Principal Responsibilities:

  • Oversees/manages the Life Safety risk management of the company’s multi-family and corporate properties
  • Oversees/ manages the Property Condition of the company’s multi-family and corporate properties
  • Creates and implements thorough Life Safety and Property Condition assessment plans for the company’s multi-family and corporate properties
  • Evaluates, establishes, and evolves the company’s on-going Life Safety management and mitigation practices and procedures
  • Conducts regular property walks at each of the company’s multi-family and corporate properties to assess existing/developing Life Safety hazards and general external physical conditions and determine the need/timing for maintenance/repairs
  • Conducts ongoing Life Safety and Property Condition assessment training for the company’s staff
  • Serves as the primary contact in negotiating with contractors, managing the bid process, project budgeting, and invoice payment submissions as it relates to all Life Safety and Property Condition repair/maintenance work
  • Works closely and in partnership with the company’s Rehab and Maintenance teams to leverage their experience and expertise to assist when needed
  • Serves as the primary contact in interacting with and overseeing the contractors in their completion of all required work, including supervising all repairs and providing overall quality monitoring of their work
  • Participates in conversations with the company’s lenders and insurance carriers (when needed) with respect to our Life Safety and Property Condition management practices
  • All other duties as assigned
