SCOPE OF RESPONSIBILITY:

The Maintenance Assistant is responsible to coordinate all aspects of general maintenance of all the residential programs under the general supervision of the Operations Director.

WORKING RELATIONSHIP:

The Residential Maintenance Specialist reports directly to the Maintenance Supervisor for all aspects of the following job responsibilities. Also develops and maintains relationships with the following:

  • All levels of Network, Inc. staff
  • Regulatory Agencies
  • Community (vendors, neighbors, etc.)

QUALIFICATIONS:

  • High School Diploma or GED is required.
  • Thorough knowledge of OSHA safety regulations and general good safety standards.
  • Ability to communicate effectively, both written and orally.
  • Ability to establish and maintain effective working relationships with personnel and representatives from vendors and regulatory agencies.
  • Skill in reading, interpreting and applying information in technical manuals and other documents.
  • Valid Connecticut Driver's license and eligibility for Network Inc.'s auto insurance.
  • Strong organization skills.
  • Obtain and maintain a thorough working knowledge of Network, Inc. Policies and Procedures and DDS regulations in regards to residential Community Living Arrangement sites.
  • Experience in general maintenance, lawn care, carpentry, painting, electrical, appliance repair, and plumbing.
  • Must provide the equipment to perform the responsibilities of the job.
  • Able to have a flexible schedule.
  • Ability to work independently.
  • Ability to exercise sound and professional judgment.

JOB RESPONSIBILITIES: The Residential Maintenance Specialist shall have the following responsibilities:

MAINTENANCE:

  • Responsible for daily maintenance for all residential CLA programs, including but not limited to: HVAC, plumbing, electrical, septic, etc. in compliance with all state and local requirements. Coordinate work to be complete by outside licensed personnel when necessary.
  • Ensure that residential CLA sites are free of high weeds, grass, refuse, litter and potential safety hazards.
  • Ensure that residential CLA storage areas, attics and basements are kept safe and free from accumulation of materials such as refuse, discarded furniture, appliances, etc. Combustibles such as cleaning rags, cleaning compounds, paints and other hazardous substances shall be kept in a safe place.
  • Sidewalks, driveways, fire escape routes and entrances shall be kept free of any hazards such as ice, snow and debris.
  • Responsible for all repairs of furniture, appliances, wall and window damage and plumbing problems.
  • Maintains proper communication with the Maintenance Supervisor and appropriate professional staff.
  • Maintains all equipment manuals, equipment warranties, and tool inventories for residential CLA programs.
  • Ensures adherence to good safety standards.
  • Participates successfully in the training programs offered to increase skill and proficiency related to assignments.
  • Responds to inquiries and concerns in a timely manner.
  • Prepares all required reports, maintain all appropriate record and receipt procedures.
  • Follows federal and state laws, as well as DDS regulations and agency policies and procedures.
  • Participate in DDS licensing inspections as needed.
  • Corresponds with vendors.
  • Must be able to lift, push, pull and move equipment, furniture and/or supplies up to 50 lbs
  • Performs other duties as assigned.


Monday through Friday, 1st shift
Full-Time: 40 hours/week
