Summary

We are seeking a knowledgeable, experienced and self-motivated worker to join our team to support the company’s property maintenance functions across our Tulsa-based properties (~110-units and growing), a mix of short-term (STR) and long-term (LTR) furnished and unfurnished rentals, equipment and machinery.  This role is vital to ensure our properties and assets are well-maintained and operating efficiently.  The ideal candidate will possess strong organizational, communications and customer service skills with the ability to identify issues/solutions and prioritize tasks, a strong understanding of maintenance procedures and manage small teams or subcontractors. This role requires computer proficiency with the ability to learn new software.

 

Responsibilities

This position is responsible for supporting site/property maintenance and appeal function. This includes ensuring all sites remain clean and well-kept; identifying preventive maintenance issues and solutions, receiving and completing maintenance work orders per established procedures.  This role could manage a small team of direct reports and/or contractors, in addition to being the primary hands-on provider of key maintenance services, both required to effectively and efficiently maintain our properties.

 

Safety & Compliance:

·         Adherence to safety rules, policies, and regulations to ensure a safe working environment.

·         Identify and correct unsafe practices or equipment deficiencies.

·         Ensure compliance with local, state, and federal regulations related to maintenance work.

·         Conduct safety audits and ensure that maintenance operations are carried out with minimal risk.

 

Maintenance Planning & Coordination:

·         Develop and implement maintenance schedules for preventive and daily maintenance.

·         Coordinate with other staff, hospitality group, and tenants to ensure that maintenance activities do not disrupt daily operations.

·         Manage and track maintenance requests and ensure timely completion through our maintenance software.

·         Prioritize maintenance tasks based on urgency, safety, and operational needs.

 

Supervision and Leadership:

·         Schedule and assign work orders with software to maintenance technicians based on priorities and workload.

·         Ability to direct and supervise the maintenance team to ensure execution of tasks.

·         Provide training and guidance to maintenance staff to improve skills and performance.

·         Conduct regular performance evaluations for team members and provide feedback Operations.

 

 

Equipment & Facility Maintenance:

·         Ensure all equipment, and facilities are in good working condition through regular inspections and maintenance.

·         Maintain records of all maintenance activities, including repairs, inspections, and replacements through our software.

 

Inventory & Budget Management:

·         Maintain a working inventory of tools, parts, and equipment needed for maintenance tasks.

·         Assist in preparing the maintenance department budget.

 

Recordkeeping & Reporting:

·         Maintain accurate records of maintenance work performed, parts used, and costs incurred.

·         Prepare and submit regular reports on maintenance activities, equipment status, and team performance.

·         Analyze maintenance data and provide recommendations for improvements or cost-saving measures.

·         Monitor and relay maintenance-related expenses, ensuring cost efficiency.

 

 

Skills/Qualifications

·         3-5+ years of experience in Maintenance Management, Property Maintenance, Construction/Development or Related Field.

·         Leadership Experience and delegating tasks to team.

·         Ability to accurately identify maintenance issues and determining solutions/next steps.

·         Experience performing light maintenance tasks, including troubleshooting issues – leaks, pipe clogs, power issues, snaking of pipes/plumbing, minor drywall repair, painting/caulking, use of drill and other tools for hanging décor and curtains, door/furniture repair, etc.

·         Proficient in Office 365, Word and Excel.

·         Ability to lift more than 30 pounds.

·         Access to transportation.

 

Pay and Benefits

·         $38,000 to $55,000

·         Paid Time Off: 10 days

·         Health, vision and dental benefits if W2
