Key Responsibilities:
Preventative Maintenance & Inspections
- Manage preventative maintenance program for exterior building components, including roofs, lighting, pavement, and trees.
- Conduct regular property inspections to assess the condition of exteriors and identify maintenance needs.
- Maintain detailed records of inspections, repairs, and maintenance schedules.
Repairs & Project Oversight
- Coordinate and oversee exterior repair projects, ensuring quality workmanship and adherence to timelines and budgets.
- Work closely with in-house maintenance staff and vendors to complete repairs efficiently.
Vendor & Contractor Management
- Identify, vet, and manage relationships with contractors for roofing, paving, landscaping, and other exterior services.
- Negotiate contracts, ensure competitive pricing, and oversee vendor compliance with company standards and safety regulations.
- Monitor vendor performance and ensure all work meets quality expectations.
Compliance & Safety
- Ensure all maintenance activities comply with local building codes, safety regulations, and HOA/community requirements.
- Enforce OSHA safety standards for maintenance teams and contractors working on-site.
- Identify and mitigate potential liability risks related to exterior conditions (e.g., trip hazards, deteriorating structures, or poor lighting).
Qualifications:
- Experience: Minimum of 10-20 years in property maintenance, construction, or facilities management with a focus on exteriors.
- Knowledge: Strong understanding of roofing, siding, paving, drainage, ACs and general exterior maintenance practices.
- Skills:
- Excellent project management and problem-solving skills.
- Ability to manage multiple properties and prioritize tasks effectively.
- Strong negotiation and contractor management abilities.
- Proficiency in maintenance tracking software and Microsoft Office Suite.
- Certifications (): OSHA 30, EPA Lead-Safe Certification, or similar maintenance-related credentials.
- Other Requirements:
- Valid drivers license and reliable transportation.
- Ability to work outdoors in varying weather conditions.
