About the RoleAre you a skilled maintenance professional with strong leadership abilities? We are seeking a Maintenance Manager to oversee building operations, maintenance, and safety across our Connecticut properties. This role is ideal for a proactive individual who thrives in a fast-paced environment, enjoys problem-solving, and can lead a diverse team to maintain high-quality facilities.As the Maintenance Manager, you will be responsible for supervising maintenance staff, ensuring the completion of service requests, coordinating with contractors, and overseeing preventative maintenance programs. Your role is critical in maintaining a safe, efficient, and well-maintained environment for tenants and employees.Key Responsibilities

  • Lead and supervise the maintenance team, ensuring tasks are completed effectively and on schedule.
  • Oversee all aspects of building maintenance, including repairs, inspections, and safety compliance.
  • Ensure timely completion of all maintenance service requests.
  • Conduct move-in and move-out inspections and manage make-ready processes for vacant spaces.
  • Monitor and maintain inventory controls for cost-effective operations.
  • Implement and manage preventative maintenance programs.
  • Coordinate and supervise special projects and work performed by outside contractors.
  • Serve as the primary contact for emergency maintenance needs, including on-call responsibilities.
  • Oversee general property upkeep, including landscaping and grounds maintenance.
  • Prepare maintenance reports and ensure proper documentation of work completed.

What We’re Looking For

  • Experience: 7-10 years of commercial property maintenance experience.
  • Leadership: Proven ability to supervise and motivate a maintenance team.
  • Technical Skills: Knowledge of MEPFP systems, basic electrical work (e.g., changing ballasts and bulbs), and HVAC systems.
  • Problem-Solving: Ability to assess maintenance needs, troubleshoot issues, and implement solutions efficiently.
  • Communication: Strong verbal and written communication skills, with the ability to interact professionally with tenants, vendors, and colleagues.
  • Technology: Proficiency in Microsoft Office and Microsoft Project.
  • Licensing & Certification: Valid driver’s license required; Universal HVAC certification .

Physical & Work Environment Requirements

  • Ability to lift up to 50 pounds and perform physical tasks such as climbing stairs, kneeling, and working in various weather conditions.
  • Must be able to work under pressure and handle emergency maintenance situations.
  • Local travel required as needed.
