Job Title: Maintenance Mechanic – Trainee
Reports to: Director, Asset Management
Employee Status: Hourly Non-Exempt
Job Summary:
The Maintenance Mechanic Trainee (Apprentice) plays a vital role in supporting the maintenance team. This position involves assisting experienced maintenance mechanics in troubleshooting, repairing, and maintaining our properties. The apprentice will have the opportunity to learn and apply principles related to HVAC, plumbing, remodeling, and electrical systems.
Education/Certification Requirements:
High School Diploma or equivalent
Experience Requirements:
At least 1 year of building and grounds maintenance experience
Qualifications:
This position requires a valid Florida driver’s license and the ability to pass a pre-employment drug screening. Must be able to lift 50 lbs, drive a pickup truck or van, and be insurable under the agency's fleet auto insurance. In addition, the person must be able to read, write, and speak English.
Knowledge and Skills:
- Fundamental knowledge of mechanical systems, including HVAC, plumbing, and electrical systems commonly found in residential properties.
- Awareness of safety procedures and protocols related to maintenance work, including proper handling of tools and equipment.
- Familiarity with local building codes and regulations pertaining to residential properties.
- Ability to diagnose and identify issues in various systems and components within an apartment.
- Understanding the importance of preventive maintenance to enhance the longevity and efficiency of equipment and systems.
- Basic customer service skills for interacting with and addressing their maintenance concerns.
- Skills:
- Proficiency in basic repair tasks such as painting, drywall patching, and minor carpentry.
- Ability to handle and effectively use common maintenance tools and equipment.
- Clear communication with supervisors, team members, and regarding maintenance tasks and issue resolution.
- Efficiently manage time to prioritize and complete tasks in a timely manner.
- Willingness to learn and adapt to new maintenance techniques and technologies.
- Ability to work collaboratively with other maintenance professionals and staff members.
- Basic skills in maintaining accurate records of maintenance activities, inspections, and repairs.
- Thoroughness in conducting inspections and performing maintenance tasks to ensure high-quality work.
- Familiarity with using basic computer applications and software for maintenance-related documentation and communication.
- Understanding the importance of providing excellent service to and addressing their concerns in a timely and effective manner
- Ability to work nights, weekends, or non-regular hours.
Duties/Responsibilities of Position:
- Work alongside experienced maintenance mechanics to troubleshoot, repair, and maintain properties owned by Sarasota Housing Authority.
- Performs basic maintenance, routine inspections, and minor repairs on equipment, machinery, and appliances.
- Gain practical experience in applying principles of HVAC, plumbing, remodeling, and electrical systems under the guidance of skilled professionals.
- Conduct routine inspections to identify and address potential issues, ensuring the safety and functionality of the properties.
- Perform preventive maintenance tasks at various properties to prolong the life of equipment and systems.
- Collaborate with the maintenance team to ensure the timely completion of repairs and respond to other maintenance requests.
- Follow safety guidelines and protocols to create a secure work environment for yourself and your colleagues.
- Maintain a clean and organized work environment, adhering to cleanliness standards and regulations.
- Attend training sessions as required to enhance technical skills and stay informed about industry best practices.
- Attend departmental and Authority-wide staff meetings and workshops, locally and out of town, as required.
- Perform and assume other duties as assigned.
Demands/Environment:
Work primarily involves hands-on and physically demanding tasks related to repairing and maintaining residential units. This includes lifting heavy objects, using various tools, and being actively engaged in indoor and outdoor activities. The trainee can expect exposure to different weather conditions during outdoor work, potential exposure to dust and chemicals, and may work in confined spaces within residential units. The job setting involves on-site visits for inspections and repairs, collaborative work with the maintenance team, and participation in training sessions or workshops for skill development.
