Summary:

The Porter/Maintenance is responsible for keeping the community’s facilities clean, safe, and well-maintained. Duties include routine cleaning, event setup, rubbish removal, and tending to park areas. This role also assists with basic repairs, preventative maintenance, inspections, and reporting maintenance needs. Working closely with the Maintenance Manager, the Porter/Maintenance helps ensure the clubhouse, pool venue, and common areas remain in excellent condition for and guests.


Essential Duties and Responsibilities:

At the direction of the Maintenance Manager, receives daily work assignments including, but not limited to, the following:

  • Assist Maintenance Manager with scheduled routines: daily, weekly, monthly, quarterly, and yearly inspections of the Clubhouse.
  • Assist in performing preventative maintenance in accordance with the developed maintenance schedule.
  • Basic repairs and maintenance.
  • Maintenance of the Pool Venue, parks, and common area.
  • Set up and take down tables and chairs for events.
  • Perform custodial/janitorial duties in the Clubhouse, Pool Venue, and Gatehouse.
  • Report to the Maintenance Manager on maintenance needed for the buildings, common areas, and other physical assets on the property.
  • Assist with duties related to plumbing, electrical, HVAC, painting, drywall, pressure washing, and any other maintenance needs related to the property.
  • Assist with Homeowner property and common area inspections (as needed).
  • Assist Maintenance Manager in scheduling and meetings with vendors (when needed).
  • Perform other duties as assigned.


Requirements:

Knowledge, Skills, and Experience:

Previous experience in maintenance, custodial work, or a related field .

  • Basic knowledge of general maintenance, cleaning procedures, and repair work.
  • Ability to lift, carry, and move heavy objects as required.
  • Strong attention to detail and ability to work independently.
  • Excellent time management and organizational skills.
  • Ability to communicate effectively with , vendors, and management.
  • Must be able to work outdoors and in various weather conditions.

Minimum Education:

  • High School Diploma or equivalent

Skills:

The individual must have good written and verbal communication skills.


Physical & Environmental Requirements:

The physical demands described herein are representative of those that must be met by an employee to perform the functions of this job. Frequent stooping, standing, walking, sitting and reaching are required.

  • Ability to bend and lift up to 25 lbs.
  • Ability to move 15 lbs. of force frequently and 20 lbs. of force occasionally.
  • Ability to effectively communicate (verbally and in writing).
  • Ability to operate necessary equipment
  • Repetitive movements
  • Valid Driver’s License

Availability:

Tuesday through Saturday from 8am - 4:30 pm


Work Environment:

Occasional overtime work required when emergency situations arise. Rotating “On-Call” service as required.
