Position: Maintenance Specialist-Whitley Crossings (WCNC)
Location: All WCNC-owned or leased properties
Hours: 8:00-5:00 M-F (includes occasional weekend/holiday work due to emergencies)
Starting Salary Range: $18-22/Hour

JOB SUMMARY
The Maintenance Specialist is responsible for providing maintenance services for Brightpoint's Whitley Crossings Neighborhood Corporation, which is the Community Housing Development Organization (CHDO). WCNC's properties are currently located in Columbia City.

ESSENTIAL FUNCTIONS
These essential functions are those the individual must be able to perform unaided or with the assistance of reasonable accommodation.
- Oversee maintenance for all WCNC properties involving performing inspections, preventative maintenance, and repairs.
- Work flexible hours, including evenings, weekends, and holidays. Be prepared to respond promptly to emergency maintenance requests.
- Manage work orders, perform repairs, and coordinate with contractors.
- Conduct general maintenance and upkeep of company vehicles.
- Maintain documentation such as purchase orders, receipts, and maintenance requests.
- Assist with landscaping and lawn care tasks, including mowing, leaf removal, and snow removal.
- Assemble, purchase, and transport equipment and supplies.
- Adhere to agency policies, procedures, and safety regulations.
- Maintain open communication with and WCNC management regarding maintenance schedules, repairs, and any disruptions.

ADDITIONAL RESPONSIBILITIES
- Maintain all client information in an organized manner; maintain appropriate security for confidential information.
- Attend and positively participate at all meetings, in Brightpoint improvement processes, and professional development trainings.
- Adhere to Brightpoint personnel policies, EEO/AA requirements, fiscal procedures, and all other workplace rules/guidelines.

ACCOUNTABILITIES
- Maintain compliance and accountability requirements to local, state, and federal agencies.
- Execute preventive maintenance tasks across all properties to prevent malfunctions and extend equipment lifespan.
SKILLS AND QUALIFICATIONS
- High school diploma/GED with 5+ years of maintenance experience.
- Familiarity with property management software for work order tracking, inventory management, and reporting.
- Experience with performing inspections, preventative maintenance, and repairs.
- Experience coordinating with external contractors and vendors repairs or renovations.
- Ability to handle tenant complaints or conflicts professionally and find amicable solutions.
- Knowledge of OSHA and Fair Housing regulations.
PHYSICAL REQUIREMENTS
- Physically capable of lifting heavy equipment, climbing ladders, and moving around various properties.
- Prepared to work outdoors in all weather conditions including extreme heat, cold, and rain.
- Ability to drive and transport equipment.
ELIGIBILITY REQUIREMENTS
- A valid driver's license is required for transporting equipment and traveling between properties.

- When driving for Brightpoint, the employee must have a valid Indiana driver's license and must maintain minimum liability limits of $100,000/$300,000 on auto insurance.
