Determine scoop of repairs required. Coordinate with Property Manager range and depth of replacement and repairs, maintain running inventory of all tools, equipment, and parts. Perform repairs assigned by Property Manager. Coordinate through Property Manager preparation of vacant apartments and inspect ready to rent apartments upon completion of make ready work. Coordinate with Property Manager the development of preventive maintenance schedule for mechanical and electrical systems, installed appliances, tools, and facilities. Assist with daily clean up of property. Assist with training and qualification of other personnel in maintenance department. Assist Property Manager in inspection and work performed by outside contractors.Be on call for emergency/weekend calls. Perform other task assigned by Property Manager. Report all deficiencies noted during routine maintenance to Property Manager. Maintain regular, predictable, and timely attendance on work site daily. Abide by policies and procedures in the HAZCOM manual. Perform work in a safe manner for the employee, fellow employee, and/or guests.
Physical Qualifications: Bend/Stoop, Squat, Crawl, Climb, Crouch, Kneel, Balance, Reach/Work Overhead, Drive, Operate Mechanical Equipment, Lift, CarryPush, Pull.
Environmental conditions: Weather- Rain, heat, cold, dampness, ect. Temperature Changes- Entering and exiting heated and cooled apartments. Heights- up to 12 story facilities.
Knowledge Qualifications: Minimum certification to perform routine mechanical service and repairs to heating and a/c. Must have Freon Recovery Certification if working on A/C's. Has working knowledge in basic electrical and plumbing repairs. Has working knowledge in basic drywall and painting repairs.
