DUTIES AND RESPONSIBILITIES:
1. Provide the highest level of customer and guest services
2. Complete routine facilities inspections, identifying areas for resolution
3. Routinely operate motor and water vehicles as well as other various mechanized equipment
4. Monitor maintenance budget and expenses
5. Assist in the management of relationships with contractors and service providers
6. Perform as needed maintenance work on the property
7. Delegate maintenance tasks to Maintenance Associates for the property
8. Assist with maintenance logs and reporting on daily activities
9. Ensure compliance with health and safety policies
10. Maintain awareness of safety issues and reports them immediately
11. Other duties as assigned by management
OPERATING RESPONSIBILITIES:
This individual’s work is performed and composed of a variety of different tasks, calling for the use of sound
judgment and compliance with policies and procedures. He or she must be a self-starter and must be able to work
in a team environment to achieve team, department, and company goals. This individual may assist with multiple
projects concurrently and may be interrupted frequently to meet the needs and requests of customers.
QUALIFICATIONS:
1. Proven experience as a Maintenance Lead or other supervisory role
2. Working knowledge of facilities machines and equipment
3. Must have highly effective communication and time management skills
4. Outstanding organizational and leadership abilities
5. Must be able to maintain a calm, positive attitude during periods of high activity and
concurrently executing superb customer service deliverables
6. Excellent attention to detail
7. Must be able to pass a background and motor vehicle check deemed acceptable by the
Company, as this individual is required to operate a motor vehicle on property
8. Must be able to read, write, speak, and understand English as this individual supervises a team
of individual and frequently communicates with both internal and external parties
9. Ability to work under pressure
10. Must be able to work flexible hours on the needs of the property and in emergency weather
conditions
11. General accounting knowledge and basic understanding of financial statements is
WORKING CONDITIONS/PHYSICAL REQUIREMENTS:
1. Must be able to independently lift up to 50 pounds as needed
2. Must be able to sit in office settings and walk on varied terrains in varied weather conditions with regularity
and for extended periods of time
3. Must be able to use hands to finger, handle, or feel and reach with hands and arms on a regular basis
4. The employee is frequently required to stand, climb ladders, and walk on even and un-even surfaces
5. Specific vision abilities required by this job include close vision, vision, depth perception, and ability
to adjust focus
6. Must exhibit basic water safety skills or be able to wear a flotation device when near open water
areas
7. Must be able to work in extreme weather conditions including but not limited to rain, extreme
heat, extreme cold, and snow
8. Must be able to effectively hear on a consistent basis for the purpose of utilizing equipment and
communicating with various parties as it relates to maintenance tasks
WORKING CONDITIONS/PHYSICAL REQUIREMENTS:
1. Must be able to independently lift, carry, push, and pull up to thirty (30) pounds
2. Must be able to swim or be willing to wear a personal flotation device in instances of emergency
3. Must be able to perform simple grasping, fine manipulation, and repetitive hand & arm movements
frequently, and squeezing & overhead reaching occasionally
4. Must be able to bend, squat, crawl, kneel, push, pull, walk on uneven surfaces on an occasional basis
5. Must be able to use eyes for the purpose of viewing computer monitors and analyze data for extended
periods of time.
6. Must be able to walk outside in a variety of weather conditions (rain, wind, heat)
7. Must be able to climb stairs, both indoors and outside in a variety of weather conditions (rain, wind, heat)
