MAINTENANCE SUPERVISOR - FACILITIES MANAGEMENT

JOB SUMMARY
This position requires the incumbent to work at heights, use hazardous chemicals and materials, undertake lifting of at least 50 pounds and other physically demanding tasks as well as travel across a number of sites/locations. The Maintenance Supervisor works as a member of the team, providing services to commercial properties under the direction of the Regional Director. You must be a motivated individual who takes pride in a job well done and ensures that all maintenance is carried out with a high level of safety and efficiency. Employee are required to perform scheduled and unscheduled maintenance services and may work shifts before and after business hours.
JOB RESPONSIBILITIES
- Oversee and maintain the physical condition and general upkeep of the community, following all Federal, State and local building codes, as well as all Company operating and safety protocols.
- Lead/supervise the maintenance team by conducting regular performance management, scheduling and overseeing work orders and assisting with on-boarding process (as needed).
- Ensure all work orders are completed within ERES' standards and in a timely manner.
- Ensures all facilities maintenance equipment and supplies are stored in a safe and proper manner.
- Use UpKeep to manage and maintain all maintenance functions/tasks, to include but not limited to - work order status, inventory, SDS and preventative maintenance inspections.
- Manage and oversee the physical upkeep of property grounds
- Lead all preventative maintenance inspections, to include - fire control systems, elevators, smoke detectors, building common areas and lawn irrigation systems.
- Communicates with Regional Director on any unacceptable conditions in facilities visited.
- Removes snow and ice (when applicable)
- Participates in rotating on-call shifts to address maintenance after-hours emergencies.
- Perform all work with forethought as to risk avoidance and following all ERES safety protocols.
REQUIRED SKILLS AND EXPERIENCE
- Minimum of 3 years experience in property maintenance at a Supervisor level
- Knowledge of plumbing, electrical, appliance and general building repair
- Strong attention to detail, organizational, time-management and problem solving skills.
- Demonstrates superior customer service skills including the ability to manage customer relations.
- Professional verbal and written communications.
- Demonstrates superior leadership skills
- Ability to read, write, understand and communicate in English.
- General Computer knowledge.
- Ability to work independently and in a team setting.
- Ability to be on-call for responding to after-hour emergencies.
- Ability to work a flexible schedule to include weekends, evenings and holidays.
- Knowledge of OSHA standards associated with maintenance operations.
- Valid U.S. Driving License (required)
PHYSICAL REQUIREMENTS
The employee must meet physical demands in order to successfully perform the essential functions of this job. The Maintenance Supervisor may frequently lift, push, pull and/or move up to 150 pounds. While performing the duties of this job, the employee should be able to stand and walk for extended periods of time, as this position does require moving around the property's premises. The employee is also occasionally required to work both from ground level to 20-30 feet on a ladder or lift. The Maintenance Supervisor is occasionally required to climb or balance and stoop, kneel, crouch, or crawl and work from various positions. The employee must also be able to work in extreme weather conditions. The position may involve exposure to extreme heat, cold, rain, wind or other adverse weather conditions.
