Job Summary:
Ensure the building(s), equipment and utilities are maintained in good working order and facility
grounds are proper1y maintained in accordance with facility policies and state and Federal
Regulations.

Duties/Responsibilities:


Customer Service
• Demonstrates positive customer service when performing the role of the Maintenance
Supervisor, with , family members, facility staff and medical staff.
• Displays flexibility, team spirit, compassion, respect honesty, politeness and accountability
when dealing with , family members and facility staff.
• Demonstrates an awareness of and sensitivity for ' rights in all interfaces with
and family members.
• Communicates effectively via open, straightforward communication, including use of
listening skills and by accessing the appropriate chain of command.
• Seeks validation of knowledge base, quality, decision-making and skill level by actively
questioning when necessary.
• Participates in interdisciplinary communication activities; actively listens and actively
contributes.


Administrative Functions:
• Perform minor repairs and supervise the day-to-say repair, improvement and preventative
maintenance of the building, equipment lawn and grounds.
• Arrange for and manage outside repair, maintenance and construction services according to
procedures.
• And may perform and supervise floor care.

Personnel Functions:
• Supervise maintenance staff in the day-to-day facility operations of assigned areas.
• Make job assignments and set priorities.
• Orient new staff and participate in recruitment and selection.
• Communicate policies, assist and coach as needed.
• Monitor work assignments. provide feedback, evaluate performance and discipline as
needed.
• Maintain record manage budgets and supplies and fulfill department head responsibilities.
• Ensure equipment and work areas are clean, safe and orderly.
• And strict adherence to procedures regarding cleaners or hazardous materials or objects.
• Ensure Universal Precautions and infection control, isolation, fire, safety and sanitation
practices and procedures are followed.
• Promptly address any hazardous and function as a working supervisor in all areas of
responsibilities as the departments' budgeted hours and workload require.


Staff Development:
• Attend and participate in educational activities, in-services training, and staff meetings.
• Assist in and training other staff.
Safety and Sanitation:
• Comply with, support and enforce facility policies involving all safety and infection control
procedures to include the proper equipment
• Follow all established safety procedures and precautions when handling supplies and
equipment
• Maintain supply and storage rooms in a safe, clean and orderly condition.
• Clean and check equipment as indicated/necessary.
• Report all incidents/accidents, no matter how minor, to your supervisor immediately.
• Report all unsafe/hazardous conditions, defective equipment, etc., to your supervisor
immediately.
• Ensure that work/assignment areas are clean and equipment tools, supplies, etc., are
property stored before leaving such areas f o r breaks, end of workday, etc.
• Keep your work area(s) free of hazardous conditions, i.e., detergent spills, excess supplies,
equipment, etc., to assure that all established safety rules/regulations are followed at all
times.
• Follow established policies and procedures concerning infection control when doing the
laundry.
• Ensure that department personnel follow established procedures governing the use of labels
and MSDSs.
• Report missing/illegible labels and MSDSs to the safety officer or other designated person.
Equipment and Supply Functions:
• Report equipment malfunctions or breakdowns to your supervisor as soon as possible.
• Ensure supplies have been replenished in work areas as necessary.
• Ensure that work/assignment areas are clean and records, files, etc., are property stored
before leaving such areas on breaks, end of workday, etc.


Quality Improvement:
• Participate in Quality Improvement activities as assigned.
/Patient Rights
• Promote positive relationships with , visitors, and regulators, to include presenting
a professional appearance.
• Knock before entering a 's room.


Expense Control
• Keep abreast of economic conditions/situations and recommend to the Administrator
adjustments in maintenance services that ensure the continued ability to provide quality service.
Required Skills/Abilities
• Related experience at a level necessary to accomplish the job.
• Must have the ability to read, write and follow oral and written directions at a level necessary
to accomplish the job.
• Must be able to relate positively and favorably to and families and to work
cooperatively with other employees.


Education and Experience:
• Basic understanding of computer technology, including email use.
• Must maintain regular attendance.
• Must meet all local health regulations and pass post-employment physical exam if required.
This requirement also includes
• drug screening, criminal background investigation and reference inquiry.
• Must be capable of performing the Essential Job Functions of this job, with or without
reasonable accommodation.


Physical Requirements
• Must be able to move intermittently throughout the workday.
• Must be able to speak and write the English in an understandable manner.
• Must be able to cope with the mental and emotional stress of the position.
• Must be able to see and hear or use prosthetics that will enable these senses to function
adequately to ensure that the requirements of this position can be fully met
• Must function independently, and have flexibility, personal integrity, and the ability to work
effectively with /patients, personnel, and support agencies.
• Must meet the general health requirements set forth by the policies of this facility, which
include a medical and physical examination.
• Must be able to relate to and work with the disabled, elderly, emotionally upset, and at times
hostile people within the facility.
• Must be able to push, pull, move, and/or lift a minimum of 50 pounds to a minimum height of
4 feet and be able to push, pull, move, and/or carry such weight a minimum distance of 15
feet
• May be necessary to assist in the evacuation of /patients wring emergency
situations.


Work Environment
• Works in office areas as well as throughout the facility.
• Is subject to frequent interruptions.
• Is involved with /patients, family members, personnel, visitors, government
agencies/personnel, etc., under all conditions/circumstances.
• Is subject to hostile and emotionally upset /patients, family members, etc.
• Works beyond normal working hours, on weekends and holidays, and on other shifts when
necessary.
• Is subject to callback during emergency conditions (e.g., severe weather, evacuation, post-disaster,
etc.).
• Communicates with the medical staff, nursing personnel, and other department supervisors.
• Is subject to injury from falls, bums from equipment odors, etc., throughout the workday, as well as
reactions from dust, disinfectants, tobacco smoke, and other air contaminants.
• Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and
Hepatitis B viruses.
• May be subject to the handling of and exposure to hazardous chemicals.
