Maintenance Supervisor Job Details:

• Hours: Full-time
• Pay: $32 / hour
• Location: 801 Carlson Parkway, Minnetonka, MN 55305 - Amira Minnetonka

Maintenance Supervisor Responsibilities:

• Functions as the Lead Maintenance for property
• Provide clear and consistent direction to maintenance staff
• Assist in maintaining all mechanical equipment, emergency systems, building fixtures, and groundwork as needed.
• Provide annual training of all systems for maintenance staff
• Provide daily updates to the Executive Director
• Provide quality control of existing staff to ensure consistency within the department
• Orders/maintains an inventory of maintenance supplies
• Interacts positively with all team members in maintaining census by immediately completing apartment turns
• Maintain the grounds, trash, sweep, dumpster areas, snowplow, etc.
• Maintain the HVAC system to ensure proper air quality and comfortable temperatures throughout the property.
• Test and schedule inspections on the fire protection systems as required by code.
• Test the security systems as required.
• Maintain the lighting systems, both interior and exterior at peak performance
• Maintain the plumbing system which includes monitoring and adjusting the accessible domestic hot water system to ensure code compliance.
• Perform preventive maintenance tasks as outlined in the PM report.
• Respond to and repair work order requests in a timely manner. Inform supervisor of status daily and make sure is informed of delays.
• Other duties assigned by the Community Manager

Maintenance Supervisor Qualifications:

• High school diploma or equivalent required
• Two-year degree in related field and/or facilities/residential maintenance experience
• Minimum of one year of supervisory experience required
• Minimum of three years of customer service experience required
• CPO/EPA certifications
• Possesses a solid understanding of systems such as HVAC, plumbing, electrical mechanical, and code compliance.
• Possesses a basic understanding of safety and fire codes.

Maintenance Supervisor Working Hours and Schedule:

Monday through Friday, generally 8:30 AM to 4:30 PM (flexible). On-call maintenance is required for this position. Must live within 30 minutes of the property in case of need for emergency services.
