Position Description:
Performs various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids
the Community Manager in all phases of the overall physical maintenance of the property. This includes but is not limited
to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and
required state and federal safety programs. Essential Duties and Responsibilities include the following. Other duties may
be assigned.
POSITION DUTIES AND RESPONSIBILITIES
- Performs all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Community Manager.
- Performs appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
- Ensures exterior curb appeal of community and cleanliness of grounds.
- Recommends measures to improve methods of operations, performance, safety and quality of service.
- Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
- Performs on-call emergency service as required.
- Assists the Community Manager with special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
- Adheres to Advanced Management Group’s Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy.
- Maintains records and Safety Data Sheets on all hazardous materials chemicals utilized on site assuring employees are familiar with the precautions on the sheets before using them.
- Ensures regular and timely communication to Community Manager noting any maintenance problems or life/safety deficiencies.
- Represents Advanced Management Group and the community you work for in a professional manner.
- Maintains a positive businesslike attitude and neat, clean, dress (including Advanced Management Group issued work shirt) and appropriate grooming.
Job Responsibilities:
- Checks property conditions (trash, lights, buildings, stairs, stucco, curbs, amenities, etc), daily.
- Meets with maintenance staff daily.
- Schedules of grounds and amenities upkeep.
- Apartment status summary review and update.
- Spiffs and shows units coordination with staff and vendors as required.
- Coordination of unit prep vendors and monitor progress.
- Conducts move-out walk through coordination and inspection.
- Performs final interior unit inspections.
- Vendor direction and follow-up.
- Supervises the control of expenditures by ensuring products, sub-contractor and vendor services are obtained at minimum cost, while maintaining the property in superior condition.
- Maintains a purchase order system and budget control in accordance with company policy.
- Maximizes income through implementation of move-out procedures in accordance with company policy.
- Implements and maintain an organized parts inventory system for the maintenance shop ensuring sufficient materials/parts are on hand at all times.
- Organizes, schedules and supervises maintenance personnel and vendors ensuring maintenance and grounds work is completed timely and accurately in accordance with company standards and specifications.
- Interviews, screens and selects high caliber, qualified individuals for appropriate job positions adhering to labor laws, company policies and procedures.
- Continuously trains and develops personnel to achieve maximum growth potential by maintaining an effective training program.
- Promotes a positive, safe work environment. Consistently and effectively role model, enforcing professionalism and effective team building.
- Effectively manage declining performance with the assistance of the Property Manager and Regional Manager.
- Schedules, prioritizes, supervises and/or completes service requests for maintenance as required.
- Completes and/or ensures emergency requests are handled immediately upon notice of problem and all service requests are handled professionally with an aim to provide excellent service.
- Train maintenance personnel on customer service procedures.
- Immediately corrects all known safety violations, unsafe conditions, etc. Report accidents and/or injuries to the Property Manager and Human Resources Director immediately.
- Conducts safety meetings every two weeks and OSHA walk monthly providing employees with updated information.
- Performs lighting checks every ten days.
- Supervises and maintains maintenance records in a neat, organized manner at all times.
- Adheres to and enforces compliance of all state law regulations and company policies and procedures relating to the apartment community including, vehicle towing, right to entry and tenants' privacy, and abandonment of personal property.
- Assists the Property Manager with evictions and unlawful detainee actions. Attend small claims court as requested.
- Communicates with Property Manager and on all open issues.
- Assists in promoting Advanced Management Group.
- Attends and participates in training seminars as required.
- Assists other staff members as needed.
- Delivers various communications to as needed.
- Attends and assists in setting up for functions and activities.
- Performs other duties as assigned.
Maintenance Supervisor Requirements
- High School Diploma or G.E.D .
- Intermediate to advanced level of vendor relations knowledge and all phases of apartment and preventative maintenance including but not limited to appliance, plumbing, carpentry, electrical, HVAC, painting, drywall education and experience.
- Intermediate to advanced level of personnel management (including labor laws) education and experience.
- Requires valid Nevada driver's license and insurance.
- Must be able to read, speak, write and understand the English .
- Possess effective problem solving, verbal and written communication skills.
- Basic computer skills are required.
- Position requires equal amounts of sitting, walking, standing and lifting up to 50 lbs., pushing, pulling, climbing, bending and various equipment/tool operation daily.
- Must have and maintain own tools.
- Position requires on-call duty.
