The Maintenance Technician is responsible for performing general maintenance, repairs, and inspections of buildings, equipment, and systems to ensure proper functioning and safety. The role involves troubleshooting issues, conducting preventative maintenance, and responding to work orders in a timely and efficient manner.
Key Responsibilities:

General Maintenance and Repairs:
- Perform routine inspections and maintenance on equipment, electrical systems, plumbing, HVAC systems, and other building components.
- Repair or replace faulty components, such as light fixtures, plumbing lines, or machinery parts.

Preventative Maintenance:
- Develop and follow preventative maintenance schedules to minimize downtime.
- Perform system checks and clean or lubricate components as required.

Troubleshooting:
- Diagnose mechanical, electrical, or structural issues and determine appropriate repairs.
- Use hand tools, power tools, and diagnostic equipment to resolve problems efficiently.

Facility Upkeep:
- Maintain interior and exterior areas of the property, including floors, walls, roofing, and landscaping tasks.
- Ensure cleanliness, safety, and functionality of common areas.

Safety Compliance:
- Follow safety protocols and regulations, including OSHA standards.
- Report and repair hazardous conditions promptly to maintain a safe work environment.

Documentation:
- Maintain records of maintenance activities, repairs performed, and inventory of supplies.
- Complete work orders and provide updates to supervisors or property managers.

Collaboration:
- Work closely with property managers, contractors, and other team members to resolve larger maintenance projects.
- Assist with emergencies, including system failures or weather-related damages.
Skills and Qualifications:
- High school diploma or equivalent; technical certification or trade school training .
- Proven experience in maintenance, repair, or a related field.
- Strong knowledge of mechanical systems, plumbing, HVAC, and basic electrical systems.
- Proficiency with hand tools, power tools, and diagnostic equipment.
- Physical stamina to lift heavy equipment, climb ladders, and work in tight spaces.
- Strong problem-solving skills and attention to detail.
- Good communication and teamwork abilities.
Work Environment:
- Maintenance Technicians often work indoors and outdoors in residential, commercial, or industrial settings.
- Tasks may involve physical labor, heavy lifting, working in various weather conditions, and responding to emergency situations.
- May require on-call availability, overtime, or weekend work.
