Overview:

The Technician is responsible for implementing and maintaining a Preventive Maintenance Program for all equipment and building systems. He performs the Daily Facility Inspection and submits all required reports daily. In addition to the Daily Facility Inspection Report, the Technician is responsible for scheduling routine and required inspections of the Life Safety Systems including fire alarms, sprinklers, and emergency generators. The Technician is the person most responsible for the continued inspection, maintenance and control of the physical building and its systems.

Responsibilities:

· Operational Activities:

· Liaison with all vendors and subcontractors for services, including landscaping, snow removal, pest control, roof inspections, HVAC maintenance, elevator maintenance, trash removal and cleaning.

· Inspect high maintenance items including exterior doors and security systems.

· Supervision of cleaning company personnel and porter services to insure performance standards and adherence to quality. Report any issues to the Property and/or Facility Manager.

· Coordinate with the Property and/or Facility Manager, the ordering of materials and all inventory needed to maintain efficient operation of the property including supplies, light bulbs, and paper supplies.

· Review and operate the energy management system.

o Adjust lighting schedules to coincide with changing hours of darkness.

o The start up and shut down of heating, ventilating and air conditioning equipment is adjusted to account for seasonal demands, holiday, and weekend schedules to control and optimize energy efficiency and reduce energy costs.

o Read and record monthly utility meter readings for both base building and tenant services and reports to the Property Manager.

· The Technician receives building service requests as well as moves and changes from the Property Management Administrative Assistant and Management.

· Arrange for the proper disposition and follow up and reports the status of all requests until complete.

· Tenant/occupant, restacks, move-ins and move-outs.

o Responsible for on-site meetings with the tenant/occupant and the moving companies to coordinate proper ingress and egress, padding of elevators, proper wall and floor protection and damage control.

· The Technician is on call 24 hours a day, 7 days per week, 365 days per year to respond to operational problems and initiate emergency response plans.

· Every Technician must make periodic unannounced visits to their property to ensure that all procedures are working properly. By visiting the properties unannounced on weekends, nights and early mornings, the Technician will be able to see work in progress…Security, Cleaning Company, Construction, etc.

· Follow-up on General Maintenance

· Emergency Repairs (Maintenance):

· Perform Emergency Repairs (i.e., Pipe Leaks, Exterior Door Locks)

· Cleaning Emergencies (i.e. Liquid Spillage, Unsightly Debris)

· Maintenance Contract Follow-up:

· Pre-Padding of elevators and masonite of elevator and hall floors for Scheduled Move-ins

· Monitor equipment and supplies, In and Out, scheduled, and unscheduled.

· Enforce "deliveries" as per Building Regulation to designated entrance

· Quality Control - Interior/Exterior - Building and Grounds:

· Assurance of daily aesthetic appearance for tenants, occupants, and visitors
