BASIC FUNCTIONS:
- Repairing and maintaining facilities, buildings, grounds, and equipment
- Performing light plumbing, electrical, carpentry, and drywall tasks.
- Perform minor repairs of plumbing systems, including unclogging drains, fixing toilet issues and minor water line repairs, as well as repairing/replacing water heaters.
- Servicing kitchen appliances, washers, dryers, and garage issues when necessary.
- Preparing vacated apartment homes for release quickly and professionally.
- Responding to complaints and concerns in a timely, professional, and appropriate manner to ensure the best experience possible.
- Diagnosing mechanical problems and determining how to best fix them.
- Performing routine preventative maintenance
- Using and providing own common hand and power tools, including hammers, saws, drills, and wrenches.
- Full Renovations on units and being adequate to complete all tasks to complete renovation.
- Demolition of units to prepare for renovations, clean property and building common areas, and assist with moving materials.
- Providing emergency maintenance availability for when needed.
- Completing service requests in a timely fashion.
- Maintaining a record of acceptable attendance and punctuality.
All other related duties, as assigned.
- Must be able to effectively work with a wide variety of personalities in interacting with customers, staff, and supervisors courteously and professionally.
- Must work in a manner that is safe for all personnel and customers.
- Any other duties as assigned by the Property Manager
In this role, the employee will routinely use standard maintenance equipment such as hand tools and power tools. General household maintenance knowledge is required and an eager mind to continuously learn and improve. The employee will have the ability to engage with tenants and personnel. The employee is frequently required to sit, stand, bend, and walk with the ability to lift 50 pounds where applicable and will work indoors and outdoors.
Requirements
- Excellent time management skills and ability to work with a sense of urgency with minimal supervision
- Strong communication skills and a pleasant disposition while taking ownership of the work being performed
- Proven ability to plan, organize, and implement multiple tasks/projects on a concurrent, real-time basis
- 2-3 years of general maintenance experience
- Good vision and hearing, the ability to lift 50 pounds, bend, stoop, sit for 1-2 hours at a time, and walk upstairs.
- HVAC certification , not required for Maintenance Technician
- High school or equivalent ()
- Maintenance: 1 year ()
- Driver's License and Insurance (Required)
