The Maintenance Technician (Plumbing) is responsible for troubleshooting and self-performance of maintenance work orders as assigned and must possess a Plumbing License. The employee is required to be well versed in single-family maintenance, especially Plumbing, and to be able to perform intermediate-level maintenance and repairs in single-family homes. Technology is critical in streamlining our maintenance operations and ensuring efficient service for and property owners. As a Maintenance Technician, it is essential to embrace and effectively utilize technology to complete work orders, track repairs, and communicate with the team.

Day-to-Day Maintenance Operations

• Efficiently troubleshoot and complete intermediate-level maintenance and repair tasks in single-family homes.

• Utilize technology (i.e. iPad) to receive, process, and update work orders in real-time.

• Manage an average of five work orders per day, ensuring timely and high-quality completion.

Tenant Interaction

• Communicate professionally with tenants to schedule appointments and address maintenance concerns.

• Provide excellent customer service while performing maintenance tasks in occupied homes.

Self-Performance of Repairs

• Perform hands-on repairs, including:

  • Plumbing diagnoses and repairs.
  • Maintain plumbing systems, including pipes, fixtures, water heaters, and drainage systems
  • Basic HVAC diagnostic and repair
  • Painting and drywall repair
  • Rekeying and replacing locksets
  • Carpentry repair
  • Install blinds and fixtures
  • Trash out and securing
  • Appliance diagnostics and repair
  • Replace batteries, bulbs, and filters as needed.
  • Additional repairs as needed

Collaboration and Problem-Solving

• Escalate complex issues to the office staff to ensure appropriate vendor dispatch.

• Order parts and create follow-up work orders as needed.

• Assist with eviction lockouts, rekeying, and property trash-outs.

Requirements

• Must hold a current Certified Plumbing Contractors License

• 3+ Years of residential Plumbing diagnostic and repair of both sewer and water

• A minimum of 2 years’ experience as maintenance technician

• Intermediate computer skills (preferably working on an iPad) and the ability to learn new software

• Experience: Proven maintenance technician experience, ideally in rental property management.

• Education: High school diploma or equivalent.

• Skills:

  • Advanced-level proficiency in plumbing.
  • Intermediate level in electrical, carpentry, and general repairs.
  • Strong communication and interpersonal skills.
  • Ability to use technology for work order management and communication.

• Transportation: Reliable transportation (truck or van, preferably) and willingness to use a company-provided digital vehicle tracking system.

Work Environment

• Ability to work both indoors and outdoors in all weather conditions.

• Physically capable of climbing stairs, standing for extended periods, and lifting up to 50 lbs.
