The Maintenance Technician, under the direction of the Community Manager and Maintenance Supervisor, will conduct all business in accordance with the company handbook, standard operating procedures, Fair Housing, Americans with Disabilities Act, OSHA, and all other laws pertaining to the multifamily industry. The Maintenance Technician is responsible for providing a safe and secure living environment for , visitors, and staff and will assist the Maintenance Supervisor with coordinating all aspects of the maintenance program. The will contact a person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities.

 

AREAS OF RESPONSIBILITY TO INCLUDE (but not limited to): Maintenance

Inspect move-outs and vacancies when requested, ensure that all make-ready repairs are completed correctly as assigned.

• Diagnoses and perform minor or routine maintenance or repairs as assigned.

• Be knowledgeable of inventory levels of supplies to handle most common repairs and situations.

• Complete assigned service requests within 24 hours when possible.

• Assist other service staff in keeping grounds and common areas clean, free from litter and clutter. Ensure curb appeal meets company requirements.

• Assist in responding to all community emergencies with staff, , buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/ injuries, fires, floods, freezes, etc.).

 

Safety

• Learn and comply with all company, local, state, and federal safety rules.

• Ensure that unsafe conditions are reported to the Service Manager or Community Manager and corrected in a timely manner.

• Attend regularly scheduled safety meetings; maintain and communicate HAZCOM standards.

• Review SDS sheets; handle all chemicals according to recommendations and requirements.

• Follow pertinent laws related EPA and OSHA regulations.

• Perform minor and routine maintenance on all appropriate equipment when directed. Inspect and maintain tools in excellent condition.

• Follow all guidelines for wearing PPE and follow a “safety first” principle.

• Walk the property regularly to look for any safety hazards and report them immediately to the Community Manager to be resolved.

 

Administrative

• Provide completed service requests to office team for completion in operating system.

• Document appropriate information regarding preventative maintenance, service requests, make-ready punch lists, and other work assigned.

 

Relations

• Maintain positive customer service attitude.

• Deal with concerns and requests in a timely manner to ensure satisfaction with management.

• Follow through with distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.).

 

Community Engagement

• Assist with community inspections ensuring the community’s curb appeal is consistent with company policies.

• Provide support to Service Manager and staff to encourage team work; assist in creating a harmonious environment.

• Participate in weekly / daily staff meetings.

 

General

• Represent the company in a professional manner at all times.

• Perform any additional duties or tasks as assigned by supervisor or senior management.

 

Requirements

• Minimum 1-year previous experience in property maintenance or equivalent field

• Knowledge of electrical, plumbing, HVAC, appliances, pools, and general maintenance

• Ability to operate hand tools, power tools, measuring devices, mechanical equipment, and PPE

• Strong organizational, communication, problem-solving, and interpersonal skills

• Work as part of a team, as well as complete assignments independently.

• Deliver high-level customer service skills for interaction with , vendors, and co-workers

• Must have valid driver’s license, auto insurance, and reliable transportation

• Available a minimum of 40 hours per week. Must be available evenings, nights, and weekends for emergencies when scheduled.
