ESSENTIAL FUNCTIONS:
- In a lead role position, provides coordination and assistance to the shop and field operations of the Interior Components Services department. Conducts field visits to evaluate, measure and plan replacement and repair projects assigned to the department. Participates in and oversees the scheduling of department work orders. Orders materials for department work. Conducts quality control over the department’s work. Ensures proper recording of work completed by department. Provides input to the Operations Supervisor in the hiring and evaluation of department staff.
- Assists Operations Supervisor with assigned tasks related to the daily operation of multiple maintenance departments. Participates in the development and coordination of safety and compliance programs. Prepares cost estimates, researches information and prepares reports and recommendations to determine construction or maintenance follow-up actions required and coordinates maintenance and repair projects.
- Oversees and schedules various contracted services provided to the Community relative to building maintenance and repairs. Assists with the evaluation and preparation of contracts and contractors for outside services. Verifies completion and quality of contractor work and approves payment of contractor invoices.
- Confers with Operations Supervisor concerning objectives, new or revised policies, short and long-range programs relative to department objectives, repair and construction and operating problems. Assists with planning and implementing new programs or procedures in accordance with established objectives.
- Drives a vehicle to meetings, workshops, and other job related responsibilities.
- Regular attendance required. All duties performed on-site for the Community.
DESIRABLE QUALIFICATIONS:
Graduation from High School supplemented by College level course work in Engineering, Architecture and / or Construction Management with thorough experience in water damage restoration, building construction or inspection or any equivalent combination of education and experience which produces the following:
- Knowledge of the occupational hazards and safety precautions of the job.
- Knowledge of computer and software programs necessary for communication and record keeping.
- Knowledge of mold and mildew remediation processes and procedures.
- Knowledge of abatement procedures for asbestos containing materials.
- Knowledge of modern office equipment, practices, systems and procedures.
- Knowledge of the materials, methods and practices used in various types of construction and the stages in construction when possible defects and violations may be most easily observed and corrected.
- Knowledge of construction scopes of work and estimate preparation.
- Knowledge of , state and local building and zoning ordinances, related codes and regulations.
- Knowledge of computer skills necessary for communication and record keeping.
- Ability to prepare and maintain construction records and make concise technical reports.
- Ability to express ideas effectively, orally, via computer and in writing.
- Ability to relate to the needs and concerns of senior .
- Ability to establish and maintain effective and pleasant working relationships with fellow employees, contractors, and the public.
SPECIAL REQUIREMENTS:
- Possession of a valid California driver's license.
