We are seeking a highly skilled and detail-oriented Commercial Pre-Construction Estimator to join our dynamic team. The ideal candidate will play a crucial role in the early stages of the construction process, providing accurate cost estimations, and contributing to project planning from inception to commencement. The Pre-Construction Estimator position requires a keen eye for detail, strong analytical skills, and extensive knowledge of construction methodologies and materials.

As a Pre-Construction Estimator, you will:

 

  • Prepare detailed cost estimates by analyzing plans, specifications, and project requirements.
  • Compile and organize bids from subcontractors and suppliers for various project scopes.
  • Assess project risks and prepare contingency plans to minimize cost and schedule impacts.
  • Develop and maintain relationships with subcontractors and suppliers to ensure competitive pricing and availability.
  • Coordinate with the project management team to ensure accurate cost tracking and budget management throughout the project lifecycle.

 

Skills include:

 

  • Extensive knowledge of construction methods, materials, and costs.
  • Proficiency in construction estimation software (e.g., ProEst, Bluebeam, or similar)
  • Strong analytical and mathematical skills with a keen attention to detail.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to work in a fast-paced environment and meet strict deadlines.
  • Familiarity with relevant building codes, laws, and regulations.
  • Certification from recognized bodies (e.g., AACE, CMAA) is an advantage.

 

Qualifications:

  • Education:
    • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Experience:
    • A minimum of 5 years of experience in commercial construction estimating.

 

Key Responsibilities:

  • Cost Estimation: Prepare detailed and accurate estimations for commercial construction projects, including labor, material, and equipment costs.
  • Bid Preparation: Develop comprehensive bid packages, ensuring all requirements and specifications are met, and submit timely and competitive bids.
  • Scope Definition: Collaborate with project managers, architects, and engineers to clearly define project scope, objectives, and deliverables.
  • Vendor Liaison: Engage and negotiate with subcontractors and suppliers to obtain the best pricing and terms, ensuring quality and cost-effectiveness.
  • Document Review: Analyze blueprints, specifications, and other documentation to prepare time, cost, materials, and labor estimates.
  • Cost Analysis: Continuously monitor project budgets and forecasts, making necessary adjustments to ensure financial and logistical feasibility.
  • Risk Management: Identify potential financial risks and develop strategies to mitigate unforeseen circumstances that may affect project costs.
  • Data Management: Maintain an organized database of bids, project documentation, and historical cost data to support continuous improvement in estimation accuracy.
  • Communication: Provide clear and concise communication with internal teams, clients, and stakeholders to ensure alignment and successful project execution.

Minimum Requirements:

This role requires standing, walking, or sitting for long periods of time, or entire shift.Read and visually verify information in a variety of formats (i.e. small print). Grasp, turn and manipulate objects of varying size and weight, requiring fine motor skills and hand-eye coordination. Move, lift, carry, push, pull and place objects weighing less than 50 pounds without assistance and heavier lifting or movement tasks with assistance. Move up and down stairs, service ramps, and/or ladders. Reach overhead and below knees, including bending, twisting,pulling,and stooping. Perform other reasonable job duties as requested by Supervisors.Typical schedule is Monday-Friday, eight hours per day.
