Midwestern Mechanical, an employee-owned leader in plumbing, HVAC, and fire protection, is seeking an experienced Project Manager/Estimator to join our team. This role requires a self-motivated, detail-oriented, and organized professional with a strong background in mechanical contracting.
As a Project Manager, you will be responsible for pre-planning, scheduling, tracking, and managing plumbing projects to ensure successful execution. The Estimator role involves analyzing project documents, performing takeoffs, obtaining quotes, and preparing accurate, detailed proposals.
Essential Project Manager Role Functions:
Work on all aspects of project from pre-planning to completion.
Compare quotes and be able to speak intelligently about the and why they are important.
Prepare, manage and oversee the project budgets. You are responsible for overall project profit.
Inventory and maintain all project manuals.
Attend and participate in project meetings. Public speaking within project meetings to ask and answer questions.
Communicate effectively over the phone, in-person and through email with contractors, engineers, owners, suppliers and subcontractors.
Project site visits track progress, quality control and safety.
Help manage all aspects of subcontracts, including change orders and work schedule.
Initiate and respond to all written and verbal correspondence as required.
Create, track, respond, and distribute all requests for information.
Help manage the onsite project team to ensure team is performing in accordance with contract requirements and Midwestern Mechanical operational policies.
Review and approve subcontractor payment requests; issue and track purchase orders. Check material orders against purchase orders as product arrives onsite.
Help the Foreman procure equipment and materials for timely delivery to project.
Develop and maintain good relationships with contractors, architects, engineers, suppliers, subcontractors and manufacturers.
Control, report and track project progress.
Ensure completion of items from completion lists and punch lists.
Execute project close-out documents and requirements.
Help resolve unfavorable variances from established budgets or schedules.
Procure submittals, documents, and follow submittal procedures per project requirements.
Manage time of field personnel and submit accurate timecards to accounting.
Essential Estimator Role Functions:
Analyze and interpret with high attention to detail of all project documents.
Solicit for proposals from vendors, suppliers and subcontractors.
Communicate effectively over the phone, in-person and through email with contractors, engineers, owners, suppliers and subcontractors.
Analyze and interpret gathered proposals.
Material takeoffs utilizing mainly computer software but also able to use scales when hand takeoffs are necessary.
Compile project costs within computer software to build accurate estimates.
Prepare and send out detailed proposals.
Assist in providing project cost analysis and project hand-off to other Project Managers.
Speak intelligently on means and methods of compiled project estimates.
Required Skills:
Strong computer skills utilizing Microsoft Excel, Word, Outlook and Office 365. Extensive understanding of Email and organization of Email.
Professional verbal and written communication skills as he/she will be communicating with field personnel, subcontractors, contractors, engineers and owners.
Leadership skills.
Sound judgement and decision-making skills.
Ability to prioritize and maintain solid time management and organizational skills.
Strong adaptability and capacity to work in fast-paced work environments.
Applied experience of all aspects of construction project management.
Attention to detail; being able to find and correct errors.

Ability to work independently once trained.
Strong sense of customer service.
Ability to drive a motor vehicle and maintain a current drivers license in order to commute to the various current or prospective project sites within the region.
Working Conditions:
Ability to physically negotiate the hazards of a construction worksite (e.g. uneven surfaces, floor openings, heights, construction debris and poor lighting) and adhere to all company safety requirements.
Sit for long periods of time at a computer station.
Educational and Experience Requirements:
Must have two or more years of related experience.
Completion of High School Diploma or equivalent required.
B.S. degree in construction, engineering, or project management expected but not necessary. Field experience is a plus.
