ABOUT THE ROLE
Citadel CPM is in search of a highly experienced Project Manager to join our team. In this role, you will be coordinating with Laboratory researchers and staff to develop the programmatic design and specifications for the Lab(s), as well as with the Design and Construction team contractors, architects, engineers, inspectors and facilities staff to plan, organize, direct, and review project management activities.
ABOUT YOU
You are a Project Manager professional with minimum of 10 - 15 years experience in Project/Construction Management with 5 years experience working on new labs and renovated lab facilities. You have experience in managing the research laboratories through planning, design, jurisdictional approvals, environmental permitting, construction, and close-out. Experience in higher education environments is a plus.
REQUIRED QUALIFICATIONS
- Resolves complex construction project related issues, disputes, and disagreements.
- Review status and overall construction project progress relative to submitted construction schedules.
- Review all change orders from all construction projects and assess their impact on the baseline schedule.
- Assist Sr. Project Manager and other Facilities management staff with bid and contract planning.
- Assess bid specifications for need and probability of completion under stated timeline.
- Review status and monitor variances of the construction project database relative to scheduling and cost control reporting.
- Review and verify submitted applications for payment and perform overall fiscal management of multiple projects.
- Develop, assign, and monitor performance of staff relative to assigned construction projects.
- Provide functional directions over areas of responsibility including construction project schedules, cost control, dispute resolution, contract administration, and quality control.
- Review and monitor overall administration of contracts for the architect and related consultants.
- Coordinate program activities with other organizational departments.
- Develop and recommend internal policies and procedures.
- Provide managerial and construction oversight to Construction Managers.
- Prepare status reports for upper management.
- Plan, coordinate, or facilitate a wide range of assigned activities for offsite meetings, workshops, community functions and large-scale events as needed.
- Analyze and organize project information and requirements; independently monitor project progress and results, while maintaining established schedule and budget.
- Provide technical and engineering support to Project Managers and Construction Managers.
- Manage Architect for timely and accurate responses to requests for information.
- Oversees staff in the maintenance and distribution of current contract plans and specifications.
- Confirm contractors maintenance of record drawings prior to monthly progress payments to the Contractor.
- Make field checks on construction, demolition, rehabilitation, alteration addition or repair projects to determine compliance with job specifications, established standards, and on layout and installation requirements.
- Prepare written materials including correspondence, reports, procedures, and guidelines related to the project file maintenance and document control.
- Reviews submittals for conformance to plans and specifications.
- Assists in coordinating meetings between site administrators, personnel and community representatives to organize construction plans from pre-construction to post-construction and closeout.
- Prepare reports on project updates to site administrators and senior management to ensure coordination in timelines and construction schedules.
- Maintain and distribute current contract plans and specifications.
- Confirms Contractors maintenance of record drawings.
- Support or lead project closeout.
- Ability to work in a fast-paced environment.
- Ability to take initiative and make sound decisions.
- Experience on large higher education and lab research programs.
- Experience with Oracle or similar PMIS systems.
EDUCATION REQUIREMENTS
- Bachelors degree in Architecture, Engineering, Construction Management, or closely related field.
- Licensed professional, Certified Construction Manager (CCM) and/or Certified Design Build Institute of America (DBIA) .

Actual salaries will vary based on several factors, including but not limited to external market data, internal equity, location, licenses, skill set, experience and/or performance.
Pay range for Project Manager is $150,000 - $190,000 salary per year.
