Job Summary:

IRG Realty Advisors (IRGRA) invites ambitious individuals to join our INSITE 360 Rotational Management Training Programa 12-month journey, designed to give you hands-on experience across every facet ofCommercial Property Management. This opportunity will give you the expertise to oversee a dynamic portfolio of real estate assets, including commercial, industrial, and office properties.

As a Property Manager Trainee, youll work closely with industry experts and rotate through multiple departments to gain a 360-degree view of property management. Areas of focus include:
- Operations Management
- Project Management
- Advisory Services
- Property Compliance
- Lease Administration
- Accounting
- Portfolio & Asset Management
Each rotation is designed to build your skills and provide a deep understanding of operational best practices, financial oversight, risk management, and property enhancement strategies.
By the end of the program, you will be able to demonstrate your ability to manage commercial/industrial/office assets. You will be equipped with the knowledge, insight, and operational expertise to achieve both IRGRA's and the client's financial objectives, ensuring properties operate at peak performance.
Key responsibilities youll master include:
- Financial Management: Analyze monthly financial reports, address variances, and implement solutions to meet property goals.
- Budgeting & Capital Planning: Collaborate with Property Accountants and Senior Portfolio Managers to develop comprehensive budgets and capital plans.
- Operational Excellence: Proactively identify, investigate, and resolve property issues while maintaining strong client/tenant relationships.
- Team Oversight: Manage operations managers, site managers, and contractors to ensure property services exceed expectations.
- Contract Management: Negotiate and authorize vendor services per established policies.
- Property Safety & Maintenance: Evaluate property conditions regularly to maintain safety, efficiency, and compliance.
- Project Management: Lead tenant improvement and other property-related projects from start to finish.

Required Skills & Abilities:
- Reliable transportation and a valid drivers license
- Proficiency in Microsoft Office Suite (Excel expertise )

- Ability to prioritize tasks and work efficiently under pressure

Education and Experience:
- Bachelors Degree from an accredited institution (fields such as Real Estate, Property Management, or Business are but not required).
Physical Requirements:
- The ability to lift 50 pounds, climb ladders and stairs to assess rooftops, and walk the properties in various weather conditions.
