Position Overview:
The Purchasing & Construction Coordinator is responsible for the permit process and starts schedule process. Also responsible for researching, verifying, and responding to all inquiries from site agents, trade partners, employees, and suppliers and monitoring variances in purchase orders. The Purchasing Coordinator provides administrative and clerical support to the purchasing department to assist in meeting objectives, supporting the purchasing and production staff in general, and completing assigned tasks as needed.
It is imperative that the Purchasing Coordinator maintain a mindset of continual improvement and work diligently to foster a culture of continual improvement within the team, department, and the company.

Job Duties:
- Monitor variances and bring to the attention to Purchasing leadership as needed, regarding issues with variances and/or Change Order issues.
- Check all jobs prior to distribution to the Production Department for weekly disbursement, including accuracy of plot plans, job inspection reports, and change orders.
- Review each job setup current software ensuring legal description is correct from Accounting Department and guaranteeing that information matches plot plan descriptions.
- Maintain proper files for accounting of change orders and incentives on each home.
- Responsible for the permitting process in its entirety; to include site specific splices or master splices as requested, prepare, and submit timely check requests for permits, water taps and impact fees, deliver building permit applications.
- Serve as the designated division contact for permits, Cert of Occupancy, or anything else needed from Municipality.
- Maintain Architectural Review Committee (ARC) and Homeowner Association (HOA) approvals for new home construction.
- Record newly recorded or purchased lots and building permit information into JDE, upload all building permits and C of O’s to BuildPro.
- Request staking requests and surveys from civil engineers for all lots based on construction trench schedule.
- Coordinate with the consultants (architect, engineering, soils etc.) for a timely and complete building plan package submission.
- Ensure you present yourself in a professional manner, while maintaining an insightful and enthusiastic team focused environment.
- Maintain positive communication channels to help the flow of information from department to department.
- Participate in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.
- Adhere to departmental operating guidelines and View Homes’ Employee Manual.
- Other duties as assigned by the Purchasing Manager, Director of Purchasing or VP of Operations.

MINIMUM QUALIFICATIONS:
EXPERIENCE: A minimum of 1-year experience in purchasing or equivalent in residential construction.
EDUCATION: High school diploma or equivalent. Construction management degree or certification is .
EEO/OSHA/ADA: Able to sit or stand for extended periods of time. Able to navigate two flights of stairs without harm. Able to lift to 50 pounds unaided. Able to manipulate and be proficient with PCs, and Windows applications; Microsoft Word, Excel, PowerPoint, etc., associated with contemporary computers. Able and willing to travel locally, as needed. Maintain a valid Driver’s License.
