Client is seeking a highly skilled and motivated Residential Construction Manager with hands-on trade experience and proven expertise in overseeing improvement projects for a value-add portfolio of multifamily assets. This role combines project oversight with direct engagement in construction processes, ensuring high-quality execution of building improvements, capital projects, and other initiatives across their residential real estate portfolio. The ideal candidate will be well-organized, detail-oriented, and capable of thriving in a dynamic, fast-paced environment.

 

This candidate must also have strong financial and analytical skills, must be well organized and have an eye for detail. The right candidate will be dependable and self-motivated with a desire to do what it takes to get the job done. Experience in the architectural, engineering or construction trade or field .

RESPONSIBILITIES

 

  • Consults with directly with the Director of Construction & the Head of the Residential Construction Department to determine scope, budget, and schedule for completing the construction of capital improvement projects in company’s building portfolio.
  • Manage multiple projects simultaneously, prioritizing tasks effectively and maintaining consistent communication with project teams.
  • Provides visibility and accountability to ensure processes are being followed and all projects are completed by deadlines.
  • Coordinates with property managers, architects, contractors, and consultants.
  • Must be capable of developing scope of work descriptions, which would then be used in a competitive bidding process for the portfolio’s improvement projects.
  • Prepares RFP’s (requests for proposals) to collect competitive bids on improvement projects across the portfolio. Will require estimates for the scope of work and obtains a minimum of three bids for comparison and completion of each job.
  • Prepare and review project estimates, soliciting bids and evaluating contractors to ensure the best value for each project.
  • Negotiate contracts with vendors, subcontractors, and suppliers to achieve cost-effective and timely project completion.
  • Inspect construction sites regularly to verify compliance with specifications, timelines, and safety standards, and address any deviations proactively.
  • Review and interpret construction plans, specifications, and contracts to determine project requirements and enforce company standards.
  • Evaluates specifications for plan procedures, start and completion dates, and staffing requirements for each phase of the construction project.
  • Ensure all necessary permits, insurance certificates, and lien releases are obtained and maintained throughout project lifecycles.
  • Reviewing and responding to contractor submittals packages
  • Reviews and approves all invoices pertaining to a project and submits all approved bills to the accounting department for processing and payment.
  • Traveling for projects out of state
  • Must be proficient at Microsoft Outlook, Excel, Project, and the like.
  • Bachelor’s Degree Required.

QUALIFICATIONS

 

  • Minimum of 5 years of experience in construction management, real estate development, or a related field, with hands-on trade experience .
  • An understanding of the construction process/industry standard construction means and methods.
  • Ability to understand and interpret construction agreements and design drawings.
  • Ability to perform in a busy, changing, multi-tasking work environment
  • Organized, detailed and disciplined time manager
  • Strong intrapersonal skills
  • Must be computer literate and be able to use Word, Excel and Outlook with ease
  • Strong communication skills; ability to relate to many different kinds of people
  • Self motivated, personable and team player with experience in a fast paced environment
  • Strong business ethics are required
  • Mobility - free to travel for extended periods
  • 4-year degree from an accredited college or university
  • Field experience a plus
