Residential Construction Superintendent

We are seeking a Residential Construction Superintendent to join our team! An ideal candidate for this position will be someone that has a carpentry background and is familiar with all field work and trade work in construction from foundation to touch up paint. This position will be on a jobsite daily. Must be willing to drive to Maryland.
Responsibilities:
- Review schedule with Project Manager and provide meaningful input for any required modification.
- Utilize and maintain personal management tools for project organization—binders, plan racks, laptop, iPad, cell phone, etc…
- Labor and material management-- To include adhering to project working hours, providing daily direction to carpenters, laborers, sub-contract employees, reviewing, receiving and protecting job site material, promptly processing material returns, and procuring any necessary equipment.
- Attend pre-construction meeting with the client, estimator and Project Manager.
- Maintain a professional working relationship with subcontractors, architects, homeowners, Project Manager and other employees.
- Maintain a positive attitude and all personal interaction should be conducted in a professional manner.
- Attend scheduled meetings with homeowner as required.
- Schedule all project work as to be in alignment with the project schedule.
- Ensure that GC standards are met by all employees and subcontractors.
- Adhere to and enforce the G&C Change Order Process within approval limits.
- Maintain a professionally organized and clean job site. Jobsites are the company’s showcase for future work.
- Comply with OSHA safety standards and promptly remediate any unsafe working conditions and halt poor working habits that present an unsafe environment.
- Utilize the Build Tools platform and properly document all daily activities, people on site, photo updates, homeowner communication, and other pertinent job notes.
- Tie Daily Logs to the schedule in Build Tools.
- Conduct subcontractor site walk-throughs at least one week prior to starting any subcontractor related work.
- Understand Subcontractor’s responsibilities through approved plans, sub contract agreements, scope sheets and any other communication with the project manager.
- Properly communicate clear instructions or work performance requirements to all subcontractors and GC employees.
- Assist Project Manager in coding and approving invoices.
- Supervise more than one job when requested by the Project Manager.
- Coordinate Inspections – schedule GC required inspections and verify subcontractor related inspections.
- Demonstrate efficient sub-contractor management. Be prepared for their scope when scheduled, communicate any delays in a timely fashion, prepare and discuss with the subcontractor any homeowner concerns, and promptly discuss any performance or quality dissatisfaction work with the provided work crews
- Closely monitor and evaluate work product of onsite crews.
- Control quality—Never install good work over bad work.
- Review and understand approved plans to foresee and eliminate any potential problems
- Alert Project Manager to any plan deviations or field conditions that will prevent forward progress, and notify the PM of any potential schedule conflicts.
- Develop project punch list with homeowner and complete work within the agreed upon time frame.
- Identify and encourage others to recommend products or systems that will improve efficiency, quality, and cost. This includes new subcontractors, materials, and new construction processes or techniques.
Qualifications:
- College degree
- Minimum of three years of experience as a superintendent in residential construction
- Carpentry background
- Custom homebuilding experience
