Residential Maintenance Mechanic

Job DescriptionJob DescriptionJoin BLT’s team of dedicated professionals as a Residential Maintenance Mechanic. The Maintenance Mechanic role is focused on mechanical work required for installation, operation, and mechanical maintenance of Prime Real Estate, LLC’s equipment, systems, and facilities.

Duties & Responsibilities of the Residential Maintenance Mechanic:                   

  • Conduct preventive maintenance on all building mechanical equipment such as HVAC units and exhaust fans. 
  • Replacing or cleaning filters on common area HVAC units
  • Replacing V-belts and lubricating all moving parts.
  • Inspect and clean coils accordingly.
  • Schedule and oversee the annual inspections with approval from leadership.
  • Inspect all mechanical equipment regularly to check for any leaks, electrical connections and normal operations then report any deficiencies or issues to leadership.
  • Respond to HVAC work orders and regular work orders
  • Recording and reporting damaged or broken parts, and documenting work performed.
  • Respond to /management requests and Work orders for occupied and unoccupied apartments
  • Troubleshoot and replace motors, compressors, TXV, reversing valve, etc.
  • Perform seasonal preventive maintenance on all Heat-pumps
  • Conduct Life Safety inspections as required 
  • Work with vendors as required.
  • Ensuring that work meets required codes and is in accordance with company policies.

Requirements of the Position of Residential Maintenance Mechanic:

  • 2+ years of hands-on experience in the HVAC Trade industry 
  • 2+ years of hands-on experience with boilers, large pumps, cooling towers, AHUs, and water source heat pumps. 
  • Knowledge of local and mechanical codes are required as it relates to the full cycle MEP operating systems.
  • Must conform to all city, state, and federal license and certification requirements such as Life Safety Code compliance, be EPA Universal certified.
  • Must have 2+ years of BAS operations experience 
  • Ability to read and work from blueprints and schematic diagrams
  • Must be able to use a variety of hand and power tools
  • Must be able to work varying shifts, weekends and holidays as needed
  • Basic Plumbing and piping skills.
  • Basic electrical skills.
  • Knowledge of the Jersey City Fire Safety Manager Program , but not required
  • Knowledge of fire alarm system and components
