Capstone Realty Professionals is a real estate brokerage and property management firm. We specialize in renting single family homes/condos/townhouses in the Maricopa County as long term rentals.
This is a full-time, in office role.
The Residential Maintenance Operations Manager is responsible for taking all inbound requests from tenants on our rental properties and assigning the work orders to our approved list of vendors and technicians. This person will follow up regularly via email, text, and phone to tenants, owners, and vendors to ensure all expectations throughout the process are exceeded and work is complete and done in a timely manner.
This person is a natural problem solver and is willing to think outside of the box to ensure things get done and get done right. This person will work hand in hand with our Property Managers and will assist with the dispatch and coordination of our in-house maintenance service.
They will ensure work is completed in a timely manner. This person will be coordinating our inhouse maintenance technicians, Valley Handy. This includes managing their schedules to ensure they know where they are going and what they need to do when they get there. They will also be responsible for maintaining inventory, pricing, as well as receiving bids and estimates.
Our Maintenance Operations Manager will:
- Process and manage incoming work orders from tenants & owners
- Assign work orders to qualified vendors and internal technicians
- Follow up on work orders to ensure they are completed in a timely manner
- Review pricing and estimates to ensure the owner is getting the best value for work
- Communicate to owners maintenance that needs to be done in a knowledgeable confident way for approval.
- Receive approval from owners prior to work being completed
- Document work being completed
- Interview vendors regularly and maintain relationships with existing vendors
Our ideal applicant will have:
- Knowledge of home maintenance.
- Proven customer service experience.
- Experience with property management software. Appfolio experience is A PLUS.
- Accurately documenting important details.
- The ability to take responsibility by being reliable and accountable for the team.
- Improve upon our systems.
- Ask questions to find the right answer.
- The ability to work independently yet desire to be on a producing, winning team.
- Experience in residential property management.
- Track and schedule in house technicians.
- Follow up on work orders to ensure they are completed in a timely manner.
- Track metrics and numbers for the team to ensure profitability for the company.
- Review pricing and estimates to ensure the owner is getting the best value for work.
- Organize any inventory of our maintenance supplies.
- Assist the property management department with move-ins and move-outs.
*Real estate license or experience a plus
