Residential Maintenance Technician

Walk to State is currently seeking a Maintenance Tech to join our property management team! You will be responsible for completing work orders, communicating with tenants via text and email, tracking costs and materials used, accurately documenting actions taken with photos and written summaries, as well as other required tasks.

Responsibilities:

• Perform routine and emergency repairs on equipment, fixtures, and building systems. This includes carpentry, plumbing, electrical, and air-conditioning and heating systems
• Complete work and repair orders in a timely fashion
• Communicate effectively and clearly with tenants, vendors, and co-workers
• Perform troubleshooting and diagnostics as necessary to repair equipment and systems.
• Estimate time and extent of repairs
• Maintain material and supply inventory
• Maintain fixed asset data including model and serial numbers
• Oversee work performed by outside contractors as necessary
• Document pertinent information (time, cost of materials, property or appliance specific information, etc)
• Available for after hours and on call work as needed and for emergencies
• Regularly inspect buildings and their assets
• Follow and ensure all safety rules and regulations are complied with
• Maintain a clean and safe working environment

​Qualifications:

• High school diploma or GED certificate
• Vocational or trade school certification
• Comprehensive knowledge of plumbing, heating, HVAC, and electrical systems
• Reliable transportation and valid driver's license
• Previous experience in maintenance or other related fields
• Familiarity with maintenance tools and equipment
• Physical ability to bend, crouch, and lift objects throughout the workday
• Must be able to climb ladders and stairs and to lift, carry, push, and/or pull up to 50 pounds.
• Must be able to tolerate weather conditions such as extreme heat and cold and work in tight or confined spaces and at heights.
• Deadline and detail-oriented
• Willingness to learn and be receptive to constructive input
• Able to schedule and manage time effectively
• Respond professionally to customer needs and maintain positive customer service at all times.
• Demonstrate a high level of cooperation
• Strong technical, mechanical and problem-solving skills required.
