Residential Property Maintenance Technician

We are looking for a high-energy, experienced HVAC/maintenance technician in our growing Florida portfolio to assist in apartment turnovers and work order requests!

Responsibilities:

• Perform regular maintenance of the HVAC system and perform minor repairs
• Repair and install new heating, ventilation, and air conditioning systems
• Inspect and perform equipment repairs and replacements
• Perform routine preventative maintenance
• Respond to emergency maintenance requests
• Handle the daily general custodial duties to ensure cleanliness every day
• Handle the general maintenance of the apartment building
• Respond to maintenance requests and repairs by tenants
• Handle the turnover of empty units, including sanding, painting, fixing doors, windows, and light fixtures
• Handle basic plumbing, electrical, and carpentry
• Ensure building alarm system, sprinklers, and smoke detectors are in good working order
• Respond to emergency calls relating to building maintenance
• Report issues to the Property Manager
• Perform general landscaping services
• Repair appliances such as microwaves, stoves, washers/dryers, and refrigerators
• Perform daily grounds walks to ensure cleanliness

JOB REQUIREMENTS:

• Must possess and maintain a valid Driver’s License.
• Must be able to climb steps and ladders, bend, stoop, push, pull, and lift up to fifty (50) pounds.
• Must be able to work in hot or cold weather conditions.
• Must have the ability to wear all safety equipment
• Working knowledge of company property management software (AppFolio)
• Working knowledge of the mechanical and electrical disciplines' methods, materials, tools, and equipment.
• Working knowledge of safety procedures.
• Ability to use the mechanical and electrical disciplines' tools, machines, equipment, and materials.
• Ability to understand and carry out oral and written instructions.
• Computer skilled in Microsoft, Word, and Excel
• Must be willing to work varied hours and be available for emergency calls during weekdays, weekends, and holidays
• Must have knowledge of HVAC repairs, preventive maintenance, and troubleshooting.

Job Type: Full-time

Expected hours: 40 per week
