Job DescriptionJob DescriptionAre you a seasoned estimator with a passion for precision, cost modeling, and project planning? We’re seeking a Senior Estimator / Preconstruction Manager to lead preconstruction efforts, develop cost models, and secure innovative projects in the multifamily sector. If you have the expertise to guide project estimates from start to finish, this role is for you!

What You'll be Doing:

• Cost & Budgeting Expertise – Develop accurate cost models, preliminary budgets, GMP estimates, and lump sum bids to secure and execute projects successfully.
• Value Engineering & Bid Management – Oversee preconstruction processes, bid preparation, and value engineering to ensure efficiency and cost-effectiveness.
• Collaboration & Leadership – Partner with owners, consultants, subcontractors, and suppliers to align project scope and refine cost data.
• Construction Insight – Provide in-depth knowledge of trade costs, methods, systems, and assemblies across various construction disciplines.
• Problem-Solving & Communication – Lead preconstruction efforts, tackle challenges, and communicate effectively with all stakeholders.

Who We're Looking For:

• Experience: 10+ years in estimating with a general contractor or developer (preferably in multifamily construction).
• Education: Associate’s degree in estimating OR Bachelor’s in Construction Management, Architecture, Engineering, or a related field.
• Technical Knowledge: Strong grasp of construction costs by trade, site work, structural, enclosures, finishes, and MEP systems.
• Leadership & Team Building: Proven ability to manage teams and collaborate with owners and consultants during preconstruction.
• Communication & Professionalism: Strong interpersonal skills with a proactive and solutions-driven approach.
