Site Manager for Lucille Rose Manor, a 54 unit – HUD Section 202 Supportive Housing Project located in Brooklyn, NY. Prospective candidate should have at least 3 years’ experience in managing affordable PRAC/202 Contract property.
The Site Manager should be hands on in all aspects of property management which will include:
TENANT RELATIONS
• Working with senior and special needs households
• Ensure timely completion of Tenant Selection, background checks, interview perspective tenant move-in certification and tenant orientations.
• Maintain and update tenant files, perform annual, interim re-certifications, and move-out certifications
• Meet with tenants when needed
• Investigation of tenant complaints promptly.
• Sent out notices to tenants regarding emergencies, repairs, shut-offs, access request and inspections
• Assist tenants in establishment of Tenant Association.
ADMINISTRATIVE
• Compliance with company Management Plan, Standard Operating Procedures and Policies, and Tenant Selection Plan.
• Ensure compliance with HUD, HPD, DOB and all other federal, state, and local laws
• Compliance with all Federal, State and Local Fair Housing regulations and
• Monitor and follow-up on violations in respect to ECB, FDNY and DEP.
• Monthly engagement with HUD on-line systems, i.e. HUD Exchange, Federal Register, LisServ.
• Knowledge and use of HUD EIV systems for Tenant reports, Income Verification and User Requests.
• Management and maintenance of waiting list.
• Coordinate with superintendent to ensure work orders and repairs are carried out efficiently, inspected upon completion and signed off.
• Collaboration with general contractors and servicing companies; and ensure all work is performed in a professional manner, inspected upon completion, and signed off.
• Ensure all work is performed based on specifications set by HUD Standards for the Physical Inspection of Real Estate (NSPIRE) Protocols.
• The NSPIRE model supports the adoption of sound, year-round maintenance practices.
• Perform quarterly inspections to ensure units and common areas are maintained for REAC inspection.
• Follow rent collection policies and collection procedures as outlined in Company Management Plan.
• Work to assist with the annual/internal audits to ensure compliance and assist with HUD Management Occupancy Review (MOR).
• Communicate with senior management on any problems and make recommendations for solutions.
• Monitor purchases, maintain an inventory log, and audit inventory monthly.
• Assist in updating Site Management Plans, Tenant Selection Plans and Standard Operating Procedures.
• Monthly Report to Main Office summarizing site activities.
• Perform other related duties and assignments as required in a timely manner.
CONTINUING EDUCATION
Annual Completion of 7.5hrs of CE in Fair Housing, Tenant Relations and/or Management Annual Completion of Cyber Awareness Training by DoD
Annual Completion of EIV Security Training Annual Harassment Training
EXPERIENCE / QUALIFICATIONS
• College degree or experience
• Minimum of 3 years’ experience in Property Management
• Quick books
• Microsoft Office including Word, Excel, MS Outlook
• Knowledge of the RIS and Yardi program
• Strong Management, team-building and interpersonal skills
• Excellent verbal and written communication skills
• Ability to work and meet deadlines
• Ability to work with people of diverse economic, social and backgrounds
• Commitment to and interest in affordable housing
Job Type: Full-time
