Essential Job Functions:
• Establish budgets for multi-phase projects, including yearly inflation rates.
• Conduct conceptual estimating for large-scale projects.
• Oversee project development, including pro forma cost for the entire project.
• Perform risk assessments prior to project kickoff to identify potential problems and provide solutions or safeguards.
• Lead project teams to schedule, manage, and deliver projects on time and within budget.
• Manage continuous communication between internal and external project teams.
• Ensure accurate monthly job costing, billing, and cash flow projections.
• Utilize highly proficient computer skills and familiarity with PM estimating, accounting, and scheduling software.
• Maintain thorough knowledge of General Construction Industry Standards, Codes, and Practices.
• Ability to estimate Plans and Specifications and identify potential risk/issues.
• Work with upper management on policy and technology implementation and development.
• Participate in and contribute to company training program development and implementation.
• Manage ongoing client and architectural relationships and develop new potentials.
• Develop company presentations and lead interview teams.
• Comprehensive understanding of market conditions, subcontractor markets, and cost and schedule implications.
Desired Skills and Experience:
• Minimum 10 years in commercial construction as an APM and PM.
• Bachelor’s Degree or Associate’s Degree in Construction Management or related field.
• Ability to write all-inclusive scopes of work based on project documents and actual construction processes.
• Understanding of the intent of design and Project Specifications.
• Excellent oral and written communication skills and computer proficiency.
• Strong leadership, organizational, and management skills.
• Willingness to work overtime as needed.
The Sr. Project Manager will operate as an independent profit center, managing multiple large-scale projects simultaneously in different stages of construction, including project and client development. They must demonstrate a proven ability to run multiple large-scale projects above $30 Million.
